At the summit of the volcanic cinder cone of Mount Scott, the West Mount Scott neighborhood sits at an elevation of just over 1,000 feet. The community is part of Happy Valley and has an array of midcentury homes, many of which have views of both Mount Saint Helens and Portland, which is 10 miles away. “You can find the views anywhere else, but to find a city that cares so much about its citizens, the parks, the children… nothing compares,” says Lizbeth Hale, principal broker at Tree City Real Estate, who has been selling in the area for 28 years. Brand-new luxury residences and cabin-inspired homes from the 1970s sit on streets that wind through the hillside. Many area houses have large windows, patios and decks for enjoying nature. Students here study within the North Clackamas School District, graded an overall B on Niche. Residents can shop, eat and play at the Clackamas Town Center shopping mall or enjoy locally-owned restaurants down Johnson Creek Boulevard.

Altamont Park draws people to the area for its view, playground and walking trail. On clear days, people can sit and see Mount Saint Helens and Portland from the park's grassy lawn, which creates a majestic backdrop for any picnic or playdate. Happy Valley Park is just east of the neighborhood, with a huge playground, multiple sports courts, a skatepark and a splash pad. Eagle Landing Golf Course on Southeast Causey Avenue has a 27-hole par-3 course, as well as a 36-hole mini golf course. They also have soccer golf, where players kick soccer balls down fairways to reach the flag at the end. The Happy Valley Library sits on the southeastern side of the neighborhood right next to Village Green Park on Southeast Oregon Trail Drive.

Cabin-inspired homes and luxury estates on the hillside
Contemporary homes with log cabin features from the 1970s are built into the hillsides. With front decks overlooking the street and large windows that let in natural light, these vintage houses often cost between $500,000 and $850,000. “There are a lot of homes from the 1970s and 1980s on bigger, forested lots,” says Derek Oliver, a real estate broker at Berkshire Hathaway Northwest Real Estate who was born and raised in North Portland and has been selling homes here for over 8 years. Large modern houses in neutral colors tower over streets like Wyndham Way, with three-car garages and fenced backyards wedged into the hilly landscape. These homes cost upwards of $700,000 and can reach over $900,000. Luxury estates reminiscent of ski lodges on sloping cliffs can cost over $1 million and can have three stories, multiple balconies and floor-to-ceiling windows.

Happy Valley Park events east of West Mount Scott
Happy Valley Park, just on the east edge of town, hosts a few large events throughout the year. The area’s all-day Fourth of July Festival is held here, with carnival games, business vendors and a beer garden. The Oktoberfest celebration includes pumpkins, kid-friendly games and activities and wagon rides. “The community here is amazing; we have a committee for almost everything,” Hale says. “Our beautiful library is expanding so we can have more community events, and the Clackamas Rotary Club hosts a golf event every year where all the proceeds go to a nonprofit.” On Thursdays, July through August, Happy Valley Park hosts festival-style concerts where guests bring blankets or folding chairs for six weeks of fun with friends and live music.

Shop, dine and play at Clackamas Town Center mall
West Mount Scott residents can drive down to Southeast Sunnyside Road to access a range of familiar shops and restaurants. “Everything is so convenient here, even in a small city,” Hale says. “We have the hospital, the schools, the Clackamas Town Center mall, the hiking… and the city has allowed beautiful restaurants to move into town so people don’t have to drive far.” The Clackamas Town Center shopping mall has dozens of stores and attractions such as Macy’s, JCPenney and Dave & Buster’s. Across the street, there is a Target and a Starbucks. Shoppers drive up 82nd Avenue to reach Home Depot, Trader Joe’s and the Fred Meyer grocery store. Driving west on Johnson Creek Boulevard means passing by Biscuits Café, where locals can stop in for a classic American breakfast. Farther down is Bajio Mexican Grill, with an open-kitchen-style selection of Mexican cuisine. Nearby is Hog Wild BBQ & Catering, which has juicy ribs, cuts of sizzling bacon and slices of fresh cornbread. Portland's vibrant downtown area is about 14 miles northwest of West Mount Scott, and takes about 30 minutes to get there via Interstate 205 and then Interstate 84.

North Clackamas School District programs and clubs
“West Mount Scott is an area with a great school district and good family living," Oliver says. West Mount Scott children can start at Mount Scott Elementary School, which has a Spanish dual-language immersion program. Rock Creek Middle School has many after-school organizations, including Black Student Union and the Environmental Awareness and Community Beautification group. Both of these organizations focus on community outreach and volunteering. Clackamas High School offers a visual arts program where students can learn about drawing, painting and photography. All three schools are graded an overall B-plus on Niche.

Drives to downtown and Portland International Airport
West Mount Scott is about 10 miles away from downtown Portland. Whether taking Southeast Johnson Creek Boulevard or Interstate 205, most drivers can reach the city within 30 minutes. Downtown Portland's many art museums, restaurants and theaters make it a great weekend destination or date night option for those living outside the city center. Directly 11 miles north via Interstate 205 is the Portland International Airport, which is about 15 minutes away. Residents should keep in mind that traffic gets quite congested in the mornings and evenings, so leaving early is a must. For emergencies or medical appointments, Kaiser Permanente Sunnyside Medical Center is about 3 miles south via Interstate 205.
