With homes dating back to the 20th century and a growing commercial hub, Woodlawn balances its history with emerging industry north of downtown Portland. "Woodlawn in the past has not been the most desirable neighborhood, but this is changing right now," says Derek Oliver, Derek Oliver, a real estate broker at Berkshire Hathaway Northwest Real Estate. Derek was born and raised in North Portland and has been selling homes in the area for over 8 years. “Homes are being renovated and some shops are moving in.” The neighborhood is home to Woodlawn City Park, with a community garden and an amphitheater where Woodlawn residents can gather outside. New restaurants and locally owned bakeries are popping up on Northeast Dekum Street, which is Woodlawn’s commercial hub. Students attend schools within the Portland Public School District, rated an overall B on Niche, and parents can commute to downtown Portland via Interstate 5 just 6 miles south of town.
New and renovated 20th century homes in Woodlawn
Woodlawn offers a mix of single-family homes and community townhouses. Many homes were built in the early half of the 20th century, with renovations just taking place within the last three to five years. "Homes on Ainsworth Street are pretty cool. The architecture there is from the 1920s to 1940s, and there are tons of trees in the median of the street,” Oliver says. Homes with single stories, wooden and vinyl exteriors and two to three bedrooms cost between $300,000 and $550,000. Renovated and brand-new two-story homes with Craftsman columns and wide front porches can cost upwards of $800,000. For residents who want something cozier, Ainsworth-Grand Terrace’s townhouses nearby have modern designs, two to three bedrooms and balconies with garages tucked beneath them. These townhouses are priced between $430,000 and $550,000 and come with community fees and requirements.

Dekum Street sips and eats in Woodlawn
Woodlawn residents "have access to lots of different shops down in the Alberta Arts District and in town on Dekum Street. It's also centrally located so you're only about 3 or 4 miles from downtown Portland," Oliver says. Firehouse Restaurant on Dekum Street, built out of an old firehouse, has an outdoor courtyard and serves wood-fired pizzas and American cuisine. For classic Italian in a modern setting, Campana is a little spot off Oneonta Street with outdoor patio seating. Good Neighbor Pizzeria nearby has from-scratch dough pizzas in a bar setting and is open late on weekends. For gourmet groceries, P’s & Q’s Market has pantry favorites and a deli counter. Errands can be run on Martin Luther King Jr Boulevard, where there is a Safeway grocery store, an O’Reilly Auto Parts, Starbucks and Walgreens.

Portland Public School academics and electives
Students in Woodlawn can walk to Woodlawn Elementary School from most homes. Woodlawn Elementary has a B-minus grade on Niche and has a Code of Color dress code. It is also a STEAM Planetary school, which emphasizes learning in Science, Technology, Engineering, Arts and Math. Ockley Green Middle School, graded a C, teaches sixth through eighth grade and has several student-led groups and clubs. Jefferson High School, rated a B-minus, offers classes in health science and biotechnology, as well as electives like mindfulness and creative writing.

Gather outside at Woodlawn City Park
The largest green space in Woodlawn is Woodlawn City Park, which has several walking trails. Locals can gather to grow fresh tomatoes at the Woodlawn Community Garden or attend a performance at the Woodlawn Park Amphitheater. The park also has a basketball court, splash pad, playground and ample green spaces for picnics or hanging out with friends. Across Ainsworth Street to the south is Alberta Park, which includes covered basketball courts and an unfenced off-leash dog park. Players who enjoy pickup games of softball or tennis can take advantage of the ball diamonds and tennis courts.

Driving south to Portland’s bustling downtown
Just across the highway to the north of Woodlawn is Portland International Airport, making weekend getaways a convenient 5-mile drive away. Just south of most homes is Portland’s bustling downtown, giving Woodlawn residents access to weekend concerts, art museums, the Portland Japanese Garden and the Oregon Zoo. Several bus stops line Martin Luther King Jr Boulevard and are operated through the TriMet system. Legacy Emanuel Medical Center is about 3 miles south down that same boulevard, which is convenient in case of emergencies or checkups.
