This neighborhood with three names is part of Aldan, a borough of Upper Darby Township in Delaware County, about 8 miles from Philadelphia’s Center City. “Twenty years ago, Aldan was a place where everyone had a family with five or six kids,” says Realtor Jennifer O’Doherty with Coldwell Banker Realty in Media, who was born and raised in Delaware County. “Families stay in the area. I bought a house near my parents because there is so much pride in maintaining the community and small-town feel here.”
Hilldale-Roselawn-Penn Pines is also accessible to public transit, which has made it a growing and diverse community in recent years. “Buses leave every 10 or 15 minutes, the airport is 7 miles away, and the city is 8 miles,” says Moses Koyan, the broker of record with Koyan Real Estate and Property Management. Koyan has been selling homes along the Delaware County-Philadelphia city line since 2005. “People who want to leave the city are taken with how quiet and well-maintained this part of Aldan is. Many move here to grow their families.” With a mix of homes, nearby parks and shopping centers a walk or drive away, Hilldale-Roselawn-Penn Pines matches its lengthy name with an equally lengthy list of conveniences.

Single-family starter homes for under $300,000
In Hilldale-Roselawn-Penn Pines, buyers can choose from colonial-style homes, many with built-in one-car garages, fenced backyards, family room fireplaces and, in some cases, offices or playrooms. Cape Cods are also a favorite, some with built-in storage and attic crawl spaces, refinished hardwood floors, back patios and finished basements that become theater rooms. Most are single-family homes that fall into two categories. West of Maine Avenue and south of Providence Road, houses are smaller and built on smaller lots. Most offer three bedrooms and sell for between $180,000 to $350,000. East of Maine and north of Providence, homes are larger, by as much as 1,000 square feet, offering up to five bedrooms and a half-acre of land. These homes list for $320,000 to $550,000. “By today’s standards, this is an affordable area,” O’Doherty says. “To get into a single-family home is difficult for many people. But with home prices under $300,000, there’s still an opportunity to do that here.”

Parks and clubs made for children and fun
Penn Pines Park along Darby Creek is within a few blocks of most Hilldale-Roselawn-Penn Pines homes. It features a playground and a baseball field. “Kids catch fish in that creek just by using a net," O’Doherty says. "The creek and surrounding woods give them a place to explore.” Hoffman Park, to the north, offers tennis and basketball courts and another baseball field. Families will find a playground at Aldan Park off Maryland Avenue. The Aldan Swim Club is nearby, too, which features a large central pool with lap lanes, tube slides and a 60-foot water slide; a kiddie pool and toddler area; swimming lessons; and opportunities to join the club’s swim team. The Aldan Youth Club a mile east offers programs in soccer, baseball, softball and basketball for kids aged four to 16.

Intramural sports and extracurriculars at Drexel Hill Middle
The schools that serve Hilldale-Roselawn-Penn Pines belong to the Upper Darby School District, which receives a B-minus from Niche. Primos Elementary earns a C-plus. At Drexel Hill Middle, a C-rated school, students can participate in intramural sports and extracurricular groups, such as the Dungeons and Dragons Club and Student Council. Upper Darby Senior High, which receives a B, participates in career and technical education with Delaware County Technical Schools. Students can spend a half-day in school and the other half engaged in intensive vocational training in one of several career areas.
Delaware County Community College is 2.5 miles north of the neighborhood. Its new Drexel Hill campus is next to Monsignor Bonner and Archbishop Prendergast Catholic High School, a private option for Hilldale-Roselawn-Penn Pines students. Bonner-Prendie, as the community calls it, scores a B from Niche and offers a dual enrollment program with the college.

Lansdowne Farmers Market and the Aldan July Fourth Parade
The Lansdowne Farmers Market is held on Saturday mornings on Lansdowne Avenue from Memorial Day to Halloween. Other special markets are held during winter, including the Saturday before Thanksgiving. Marketgoers will find seasonal vegetables, fruits, herbs, cheeses, breads and pastries, and many more locally produced goods.
The Aldan community takes great pride in celebrating July Fourth. Organizations like the Aldan Police Department, the fire department, the Aldan Swim Club, and local chapters of the Boy Scouts and American Legion are all represented in the Aldan July Fourth Parade. “Everyone comes out with their lawn chairs to watch it,” O’Doherty says. The parade begins on Providence Road and ends at the James R. Hopely, Jr. Athletic Complex, where the community can enjoy food, prizes and fun activities.
Getting around the west suburbs by car, bus or train
The nearest highway to Hilldale-Roselawn-Penn Pines is U.S. Route 13, which takes drivers into Center City. Interstate 95 is 4 miles south of the neighborhood and runs south to Wilmington and north to Trenton. The neighborhood is within walking distance of three public transit lines. SEPTA buses run along Lansdowne Avenue on the east side of Darby Creek. Clifton-Aldan is the closest train station, less than a mile away, offering SEPTA regional trains going east into Philadelphia. Clifton-Aldan is also a stop for SEPTA light rail trains heading north and east to the 69th Street Transportation Center, where commuters can catch a Metro into the city. The Philadelphia International Airport is also accessible by Metro or a 7-mile drive south. Mercy Fitzgerald Hospital, a 175-bed teaching hospital with advanced acute-care services, is very close, just over Darby Creek on Lansdowne Avenue.
The Clifton-Aldan Regional Rail Station is convenient transportation in Hilldale-Roselawn.

Neighborhood eateries, shopping and entertainment
Bernie’s Pretzel Bakery in the Penn Pines Shopping Center on Providence Road has been voted the best soft pretzel in Delaware County by Delaware Today readers. “Bernie’s has been a neighborhood staple for years,” O’Doherty says. “Everyone goes there for the pretzels and the water ice.” The nearest grocery store is Giant on Oak Avenue, east of the neighborhood. Shoppers might also grab a slice at Cocco’s Pizza across from Giant, and JT Brewski’s Pub in the same building has an outdoor area where customers can enjoy their beer and wings, watch live music or play cornhole. Shopping areas surround Hilldale-Roselawn-Penn Pines, such as The Shops at Springfield Park, west of the neighborhood. It features a Kohl’s, a Target and several car dealerships. “Delaware is only 20 miles away, too,” O’Doherty says. “Can’t forget about the tax-free shopping.”
