From resort condos to opulent estates

Luxury is the name of the game when it comes to Princeville real estate. Residents and vacationers enter the community by driving past the elaborate Princeville Neptune Fountain, a 22-foot-high marble statue created by Italian artisans. Past the fountain is a thoughtfully designed network of neighborhoods that range from resorts to private residences. Grand mansions surround golf greens or sit on secluded lots right against the shore, generously sized and brimming with palms and blossoms. Single-family homes with plantation-style rooflines and porches along residential streets start at around $2.5 million, while estates boasting high-end features like resort pools, wraparound balconies and solar roofing can fetch up to $14 million. The only properties that sell below the $1 million mark are two-bedroom condos, although three-bedroom ocean-facing units in communities with resort amenities can easily climb into the $2 million range.

White sand beaches and golf courses with a view

Just west of Princeville is Hanalei Beach, one of the most popular places to enjoy the sun and sand in Kaua’i. Calm waters make the oceanfront here suitable for swimming. Many of the resorts in Princeville also sit right along sandy shores like Pu'u Poa Beach or close to craggy coastlines like Queen’s Bath, where hikers can lace up their boots and take on the trails that wind past dense tropical flora and trickling waterfalls. In the center of Princeville, Makai Golf Club is both a golfer’s paradise and a sought-after venue. Designed by Robert Trent Jones Jr., the course’s 18 holes include six located right along the shore, treating golfers to both stunning views and challenging play. The club also hosts an array of events, from Wednesday afternoon music and arts festivals on the tennis court lawn to sunrise yoga and sunset golf cart tours.

Beachside dining and everyday shopping

Princeville shopping and dining tends toward the upscale, with some convenient casual essentials as well. Michel says, “At Hanalei Bay Resort, which we call HBR, there’s an amazing public restaurant called Happy Talk Lounge. It’s this open-air environment with gorgeous views, and they have fantastic live entertainment every night.” Residents can also eat out or stock up at Princeville Center, where they can shop at Foodland and Ace Hardware, order brick-oven pizza and burgers at North Shore General Store, or savor fresh seafood and craft cocktails at B’s Kitchen. The local post office is part of Princeville Center, too, making it easy to check off the to-do list all in one spot. Across the street, the Princeville Public Library and Princeville Community Center, part of the Princeville Neighborhood Park, offer physical and mental enrichment for residents. The park’s sprawling green space also hosts the Princeville Farmers & Arts Market on Saturday mornings.

“One of the greatest perks of Princeville is that we have our own pure water supply. It's so clear you can drink it right out of the tap; you don't even have to buy bottled water,” Michel says. About 5% of properties in Princeville are at a major risk of flooding, meaning homebuyers may want to do their research, but flooding isn’t a concern for most owners.
