Connecticut’s best small town, according to locals
Prospect bills itself as “The best small town in Connecticut,” and residents are doing their part to help the community live up to this claim. Many aspects of Prospect appeal to residents from its large lawns to its cherished local businesses, but perhaps it’s the tight relations between neighbors that makes Prospect special. “It’s like Mayberry from ‘The Andy Griffith Show,’” says long-time resident Deborah Ridolfi, a Realtor with Pavlik Real Estate who has been selling homes in the area for over 40 years. “It’s a nice, tucked away, old-school town. Like an escape from the hustle and bustle of the rest of the world.” Neighbors still stop and say hello on the streets or when they see each other at the town’s many events like the Sock Hop & Car Show and the neighborhood-wide garage sale. Cape Cod and ranch-style homes built during the postwar era start around $225,000 while newly constructed Colonial Revival and New Traditional homes can reach $625,000.

Housing options in Prospect
Prospect’s verdant lawns tend to be well-manicured. Lots usually span between 0.5 and 2 acres, increasing in size the farther one gets from Waterbury. Residential streets are unaccompanied by sidewalks but wide enough to accommodate parked cars, drivers and pedestrians alike. 1,000 square foot Cape Cod and single-story ranch-style homes start around $225,00, while split-level and raised ranch-style homes start around $300,000. Most homes were built during the latter half of the 20th century, but Colonial Revival and New Traditional homes built since the 1990s enter the market too, offering at least 2,000 or so square feet of space, ranging from $450,000 to $625,000. A mobile home community can be found in the southeast, and a 55+ community, Regency at Prospect, can be found in the north.

Highways and railways
Connecticut Route 68 is the town’s largest thoroughfare, but Interstate 84 and Interstate 691 are both within a 15-minute drive. Located on the fringes of the New York metropolitan area, Prospect is an hour and half’s drive from Manhattan. A commuter rail station can be found in neighboring Naugatuck, trains heading south for New Haven.
Prospect’s a flavorful town
A few local restaurants can be found in Prospect like Señor Pancho's, a casual and colorful Mexican restaurant, and Hometown Pizza, which offers Italian and American fare. The Big Dipper Ice Cream Parlour is a community favorite, serving custom-made cakes and pies as well. The establishment’s founder, Harry Rowe, Jr., studied commercial ice cream making at Rutgers University, a distinguishment few other ice cream entrepreneurs can lay claim to. More restaurants can be found less than 15 minutes away in neighboring towns like Waterbury and Chesire. Locals can get their shopping done at LaBonne’s Market, a family-owned grocery, or at the many shopping plazas along Interstate 84.

Every fall, Prospect residents throw a neighborhood-wide garage sale, and everyone comes out, whether to sell or buy. “It’s hard to get around on tag sale day,” Ridolfi says, “because the streets are so packed.” Other annual events include a Sock Hop & Car Show, featuring live, ‘50s- and ‘60s-themed music and lots of classic cars.
