While it’s possible to find smaller homes -- a two-bedroom, two-bathroom can go for about $500,000 -- most options here have four or five bedrooms and range from $750,000 to $1 million. Anything bigger can cost as much as $2 million. Small “villas” and townhouses are also available, ranging from $400,000 to $600,000. HOA fees are just under $200 a month. Villas and townhouse owners must pay an additional $379 monthly, which covers roof insurance, exterior maintenance and landscaping. Windsong Ranch Elementary and Bryant Elementary are located within the community, which Rowan says is a plus. “Kids can walk to school, or families can take them in their golf carts,” she says. Both schools rate an A on Niche. William Rushing Middle and Prosper High are just outside the neighborhood and are rated an A on Niche. Among the many options for outdoor recreation, the neighborhood’s 5-acre, man-made lagoon is the most popular. The massive pool mimics a tropical beach with a white sand shore and is a go-to for swimming, kayaking and paddleboarding. There are also 600 acres of forest on the neighborhood’s west side, with hiking trails and stocked fishing ponds. The Commons is the main amenities center, featuring a pool, fitness center and pickleball. As of mid-2025, two additional amenity centers are currently under construction. Pocket parks throughout the community offer playgrounds and more walking trails. Residents often grab a quick bite at the Windsong Ranch Café in The Commons or head to University Drive for one of its many chain and local restaurants. One local favorite is Hungry Platters, a casual spot specializing in Mediterranean dishes. University Drive also has Kroger, Home Depot, Costco, and Cook Children’s Medical Center. The full-time Lifestyle Department plans all events and activities, including the Windsong Ranch Wine & Music Festival. The annual event includes wine tastings, food trucks and live entertainment. University Drive, also known as U.S. Highway 380, runs along the community’s south side and connects to other major highways and Interstate 35. Dallas-Fort Worth International Airport is about 30 miles away.
