A canal-side life in Burnt Store Isles

Burnt Store Isles, known to locals as BSI, is built around an intricate canal system that opens to Charlotte Harbor. "Almost all of the canals are designed in a curving fashion to give property owners a wider view," says local broker Luke Andreae, a co-owner of Re/Max Harbor Realty, Inc. Luke's family moved to this neighborhood in 1981, backwhen there were only five houses and more alligators along the then rural landscape. Today, BSI is 90% built out, with over a thousand residences. When BSI residents aren't fishing off their private docks, they can tee up at the neighborhood golf course or meet up with friends at social clubs revolving around sailing, fishing and tennis. Home shoppers are often torn between moving here or to Punta Gorda Isles, commonly called PGI, the community just north. Both neighborhoods are similarly priced, but PGI is closer to downtown Punta Gorda and BSI has the local golf course.

The gateway to open water in Burnt Store Isles is through Alligator Creek

Residents sail and navigate their motorboats around the neighborhood and head to open water via Alligator Creek. The canals are swim-at -your-own-risk for a few reasons. "I swam in them many times as a kid and we would dive for golf balls in the golf course ponds,” Andreae says. “Alligators were there, and we knew it but were not scared of them. What we were scared of and had to avoid were the barnacles along the seawalls and docks. They are and were razor sharp." Twin Isles Country Club offers a private pool, tennis courts and an 18-hole golf course on the neighborhood's eastern side. The course is over 6,000 yards, with designated practice areas and PGA Golf Professionals on staff. "As a resident, I love the fact that I can easily walk to the Twin Isles Country Club for golf, practice at the driving range, or to just meet a friend for lunch," says Janet Minerich, a Realtor with Re/Max Harbor Realty who's sold homes in Punta Gorda for 5 years.

Waterside homes in Burnt Store Isles have backyard pools overlooking the canal

BSI offers Mediterranean-style single-family homes, condos and villas. Around 1,000 homes are on canals and 400 back up to the golf course. "Homes built in the past 20 years tend to be bigger and more architecturally stylized than homes built in the 1980s,” Andreae says. “What has stayed the same is the general concept of the pool in the backyard so that owners can look out from the pools onto the canal and boat." Residents uphold homeowners association agreements but fees are voluntary. All roofs must be tile or metal, not shingle. Fences have to be four feet high or less and see-through. Boat houses and sheds are not allowed. Single-family homes on the water are priced from the high $500,000s to over $1 million. Villas range from the high $300,000s to the low $400,000s. Condo communities go for $200,000 to $400,000. While age and condition figure into values, boating time to open water is equally important. "Since boating is a priority for many of these buyers, they want to get to the harbor as quickly as possible," Andreae says. BSI is in an AE flood zone, making it more prone to flooding. Tropical storms pass through, and the last major hurricane was in 2022 when Ian — a Category 5 — ripped across the area.

Friends to fish and sail with in Burnt Store Isles

There are three main social groups within BSI but hundreds of smaller groups. The social groups are the Burnt Store Isles Homeowners Association, Burnt Store Isles Boat Club and the private Twin Isles Country Club. “Within those social groups, there are fishing clubs, diving clubs, poker clubs, tennis teams and many other breakout groups," Andreae says. Locals can also head to downtown Punta Gorda, within 5 miles, for live music on the weekends or the Saturday farmers' market which runs year-round.

Publix is in the neighborhood

Burnt Store Isles has many conveniences in the neighborhood. Just south of the highway, there's a shopping strip with Home Depot, Publix, Subway and the local Mexican joint Los Mariachis Bar & Grill. Fishermen's Village is within 4 miles, and locals can travel there by boat if they want to. The village has an array of small shops, including clothing boutiques and the candy store Simply Sweet, selling homemade fudge and saltwater taffy. Locals can walk to a bounty of bars and restaurants from there. Andreae says there are at least 10 within a 1-mile radius. "There are many nights that I and other BSI residents go back and forth between them for different atmospheres and local flair," Andreae says. TT's Tiki Bar serves cocktails under a thatched hut overlooking the harbor.

Sallie Jones Elementary School is a Leader in Me Lighthouse Legacy School

"The majority of Burnt Store Isles residents do not have school-age children. Most raised their kids elsewhere, retired and then chose BSI as their waterfront or golf course retirement home. However, there are definitely school-age children in the neighborhood," Andreae says. Students attend Sallie Jones Elementary School, Punta Gorda Middle School and Charlotte High School within the Charlotte County Public Schools district. The elementary school not only earns an A-minus rating on Niche but also the designation of being a "Leader in Me Lighthouse Legacy School." Lighthouse schools require teachers to engage in ongoing career development. They also foster leadership skills among pupils – from goal setting and implementation to collaborative relationships and kindness. Charlotte High School also earns an A-minus, and Punta Gorda Middle earns a B rating.

Burnt Store Isles ride their bikes instead of golf carts

"There is no public bus transportation in BSI. It is all cars, bicycles and walking. My neighbor is a retired airline pilot who goes everywhere on his bicycle. The community and city are extremely bike-friendly," Andreae says. He adds that golf-cart commuting isn't a thing here as most people would rather not store them at home. U.S. Route 41 is on the northeastern side of Burnt Store Isles, connecting commuters to the broader region. Locals live within 5 miles of Punta Gorda Marina and Punta Gorda Airport. While that airport has a selection of connecting flights, the most direct way to travel is through Southwest Florida International, 40 miles away. The nearest hospital is ShorePoint Health Punta Gorda, just over 4 miles north on Marion Avenue. There are two additional hospitals in nearby Port Charlotte: HCA Florida Fawcett Hospital and ShorePoint Health Port Charlotte, just over 9 miles north.
