Charleston Estates exudes a suburban feel in the Sonoran Desert

The spacious lots of Charleston Estates sit within quick access to Queen Creek amenities. “There are a lot of new developments surrounding the area,” says Realtor Susan Bermudez of LPT Realty, LLC, who has sold homes here since 2012. “It’s popular because it’s a few miles from the freeway system, and you’re close to shopping and schools, so it’s very family oriented.” Signal Butte Road, along the neighborhood’s eastern edge, branches off State Route 24, so drivers can easily hop off the freeway after work, drive a few miles and be home. The area also attracts families for its desirable CAP Index Crime Score of 1 out of 10, which is significantly lower than the national average of 4.

Spanish and Mediterranean properties occupy residential streets

The housing market consists of single-family homes with Spanish and Mediterranean influences. Tile roofs and stucco facades combat the area's high temperatures, which surpass 100 degrees in the summer. Many homes have rear patios and pools, as well. Sidewalks line the roads, and most properties feature driveways and garages, so cars rarely park on the street. Prices tend to fall between $500,000 and $1 million. “The demographics range from new homebuyers to people willing to spend over $1 million,” Bermudez says. “The infrastructure accommodates everyone.”

Year-round education through the Queen Creek Unified School District

Families can choose schools within the local district that best suit their child’s needs. Many students attend A-rated Faith Mather Sossaman Elementary before transitioning to Queen Creek Middle and Queen Creek High schools, both with A-minus grades on Niche. High schoolers have dual enrollment opportunities through Chandler Gilbert Community College, and the on-campus Queen Creek Performing Arts Center provides space for creative programs. Instead of three-month summer vacations, Arizona follows a year-round schedule. “Kids get six weeks off during the summer and breaks throughout the year, which works because the summers here are so hot,” Bermudez says.

Shoppers head to Rittenhouse, Ellsworth and Ocotillo roads

Queen Creek Marketplace, the town’s largest shopping and dining area, is around 2 miles from Charleston Estates. “I find myself at the marketplace all the time because they have everything,” Bermudez says. “Restaurants, shopping, hair and nail services — you name it, they've got it.” The Marketplace also has dozens of retailers, including Nordstrom Rack, Target and Trader Joe’s. Fry’s Marketplace is another grocer within a mile. Smaller shopping centers off Rittenhouse, Ellsworth and Ocotillo roads have additional stores, such as Walmart and Sprouts Farmers Market. Dining options range from fast-food spots to local Arizona chains, including Barrio Queen for authentic Mexican. Queen Creek Olive Mill is 3.5 miles away for fresh olive oil and meals on an extensive patio.

Residents gather at community parks and Mesa’s indoor attractions

Neighborhood amenities include a centralized playground and green space with trails. The public greens of Las Colinas Golf Club are a few blocks away, and Frontier Family Park, 2 miles north, features an aquatic center, pickleball courts, a fishing lake and sports fields. Indoor entertainment facilities are available closer to Mesa. From arcades and go-kart arenas to climbing centers and trampoline parks, the region offers plenty of attractions within 20 minutes.

Commuters get around by car, plane and train

Signal Butte Road leads straight to the freeway system 4 miles north. The system, comprised of State Routes 202 and 24, takes drivers toward Phoenix, 40 miles away. A branch of the Union Pacific Railroad cuts along Rittenhouse Road, causing disruptions in daily commutes. “It’s important to know the train schedule because if you’re trying to get your kids to school west of Rittenhouse, it could [delay you] about 20 minutes,” Bermudez says. The neighborhood is also around 6 miles from Mesa Gateway Airport, which offers dozens of domestic flights. “The flight patterns just miss Charleston Estates, so it’s not in the direct flight path,” Bermudez says. “But it’s located so close to [the landing zone]. The planes come in low, causing some noise.”
