Brookville is laid out in long, suburban blocks lined by pocket-sized front lawns, narrow driveways and sidewalks and a medley of prewar and midcentury architecture. Some blocks are dominated by older National-style homes built in the 1920s and 1930s, while others are characterized by classic Cape Cods, Minimal Traditional and ranch-style homes built into the 1940s and 1950s. Attached homes are common in rowhouse and twin home configurations, selling for $570,000 to $775,000. Detached homes sell for $630,000 to $900,000. Most kids will attend prekindergarten through fifth grade at PS 181 Brookfield, which earns a B from Niche. A smaller eastern section of Brookville is zoned for PS 52, which earns a C. Collaborative Arts Middle School earns a C-plus. The B-plus-rated Excelsior Preparatory High School is just outside the neighborhood, known for attracting magnet program applicants to their science and humanities-intensive academic tracks.Commuting on the LIRR and Belt Parkway
Subway lines don’t reach Brookville, but the Long Island Rail Road is accessible just north of the neighborhood at the Laurelton Station. Express trains on the Long Beach branch can reach Pennsylvania Station in just over 30 minutes, with regular trains taking closer to 40 minutes. A couple of MTA bus lines make stops along either 147th or Conduit avenues. The Belt Parkway is Brookville’s northern border, offering a 3-mile drive to John F. Kennedy International Airport or connection to other major highways on the roughly 20-mile commute to Manhattan. Brookville is surrounded by sprawling destination parks on all but one side. To the east, Springfield Park offers tranquil paths around its central pond, along with a playground-centered picnic pavilion and athletic courts. Idlewild Park makes up the neighborhoods southern border, where visitors can launch a kayak into salt marshes before paddling for Jamaica Bay or have a team practice on the cricket pitch or soccer field. Brookville Park is perhaps the most-utilized local park, and not just because it shares the neighborhood’s name. Across the green acres that make up Brookville’s western border, visitors can find multiple baseball diamonds, tennis courts, basketball courts and a playground, all connected by looping walking paths and the canopy of shady trees.Shopping and dining on Conduit Avenue and at Green Acres Mall
A couple of commercial strips line Conduit Avenue with a handful of small businesses like Breezes Island Grill Restaurant & Lounge, which serves Jamaican dinner staples as well as Sunday brunch. For most shopping and dining, however, residents are likely to head about 2 miles away to the Green Acres Mall. Popular retailers fill the indoor shopping complex, with shoppers walking between big names like Macy’s, American Eagle and Old Navy. The mall’s owners announced redevelopment plans in 2024, set to further enhance satellite anchor spaces and interior ambiance in the coming years. Strip malls and big box anchors outside of the main mall complex are full of names like Walmart, Target and ALDI.Environmental education programming and barbecues at nearby parks
Idlewild Park is also home to the Idlewild Park Preserve Environmental Science Learning Center, a space opened by the Eastern Queens Alliance in 2022. It offers regular programming for kids to learn about the unique flora and fauna that call the marshes home, as well as special service day events like trail clean-ups. The two parks to the east and west of Brookville give residents the opportunity to put on events of their own by reserving their available barbecue pits and picnic areas.Managing nuisance flooding and noise from JFK Airport
Although the state has worked to improve drainage near the salt marshes and roadways on Brookville’s southern border, roadways south of 147th Avenue may still flood after unusually heavy rain, and buyers may require flood insurance. A fact of life that’s less likely to change is the noise from John F. Kennedy International Airport, in the form of freight trucks parking or driving around Brookville as well as the audible, low-flying air traffic sounds. “It sounds corny, and I didn’t believe it until my father bought a place nearby, but you really don't hear them anymore after a while,” Thompson notes.
