Fresh Meadows has a mix of single-family and multifamily homes, as well as garden-style co-ops and some high-rise condos. Midcentury co-ops—found primarily on the eastern side of the neighborhood near Cunningham Park— have prices ranging from $205,000 to $329,000. On the western side, near Pearson Boulevard, condos start at $436,000 for a one-bedroom or just under $600,000 for a two-bedroom. “About 70 percent of inventory is single-family and multifamily homes,” Lim McNeil says. “The housing stock is a bit older, with homes built in the 1920s and ’30s, so a lot of homes need full renovations, but many people will just buy a house to knock it down and build something bigger.” Single-family homes, many of which have garages and 4,000 square feet, typically range from $1 million to $1.8 million. Brick-clad colonial-style homes near the park, many of which have been split into duplexes and get snagged up quickly, start around $930,000. Fresh Meadows is sandwiched between two major thoroughfares, Union Turnpike and Horace Harding Expressway, both of which are lined with shops, retailers and restaurants. Chain restaurants like Applebee’s and Five Guys, as well as several pizza shops, cluster along Horace Harding Expressway, and locals can pick up goods at Fresh Meadows Place, a shopping center with stores like CVS and Lidl. “The Union Turnpike strip has a lot of amenities people are looking for, like shops and gas stations,” Lim McNeil says. Blue Bay Diner on Francis Lewis Boulevard has old-school diner vibes, and BKNY Thai serves Bangkok-style Thai cuisine. For sweets and freshly-baked goods, residents visit Lulu’s Bakery. Cunningham Park is one of the main draws of Fresh Meadows. Part of a connected series of green spaces, including Kissena Park and Flushing Meadows Corona Park, Cunningham Park is a recreational destination for its multiple sports fields, like soccer and cricket, and biking and hiking trails. The park is also home to a popular dog run, as well as a few playgrounds, including the Holy Cow Playground and Farm Playground. While the neighborhood lacks a subway stop, it still offers connectivity to transportation. “It’s more of a driving community,” Lim McNeil says. Residents can take the Q17 bus to the Jamaica Avenue-179 Street station to catch the F or E trains. Additional bus lines, including the Q30, Q31 and Q88, are available for travel to other destinations within the borough. Interstate 495, or The Long Island Expressway, is nearby for drivers, and the Grand Central Parkway is located at the neighborhood’s southern end. Manhattan is roughly 11 miles away and LaGuardia Airport is approximately 8 miles away.A-rated and nationally-ranked public schools
Within New York City Public School District 26, students can attend the A-rated P.S. 26 Rufus King School, which is ranked as a top 30 Standout Elementary School in New York on Niche. J.H.S. 216 George J. Ryan, an A-rated middle school, is also ranked in the top 10 middle schools in the state. Francis Lewis High School students have achieved over 90 percent proficiency in both math and reading. The A-rated school ranked as a top 40 Standout Public High School in the U.S. Proximity to St. John’s University also appeals to residents of Fresh Meadows, as the private university is located less than a mile west. The university receives a B-minus from Niche and is known for its Catholic foundations.
