Co-ops with major highway access

On the edge of Nassau County, Glen Oaks is a small Queens neighborhood offering relaxed residential living with major highway access. Directly east of where Grand Central Parkway meets the Cross Island Parkway, Glen Oaks has been evolving since the Glen Oaks Village development was converted into co-ops in 1981. “I grew up in the area, and Glen Oaks was traditionally just the co-op development,” says Janine McQueeney, a Queens native and licensed real estate salesperson with Douglas Elliman. “The neighborhood was Floral Park or Bellerose, depending on what side of Little Neck Parkway you lived on, but over the years, it’s transformed so Glen Oaks is becoming a neighborhood.” Today the area appeals both to Manhattan commuters, as well as those working in the nearby medical facilities.

Cape Cods and co-op buildings

“People enjoy the quietness, the atmosphere and it’s less congested,” says Lian Joyce Sun, an associate broker with Keller Williams Realty Landmark who lives in nearby Great Neck and has worked in the area for 10 years. Single-family houses in Glen Oaks have traditionally been Cape Cod and ranch houses, though many have been converted, with Capes turning into colonials. “People dome the Capes on the second floor to make a flat roof,” Sun says. A Cape Cod or colonial home runs $800,000 to $1.5 million. A unit in a midcentury brick co-op costs between $350,000 and $450,000, and a unit in the North Shore Towers co-op building can fetch between $250,000 and $600,000.
