Small, diverse community near larger amenities

Jamaica Hills is a small residential pocket of Queens surrounding Captain Tilly Park, a 9-acre woodland with Goose Pond at its center. The neighborhood is just nine miles east of Manhattan, with the Grand Central Parkway to the north and neighboring Briarwood, Jamaica Estates and Jamaica Center.

Sybil’s Hillside Bakery and Restaurant is a prominent West Indian spot for locals and the Guyanese diaspora, while businesses along Hillside Avenue serve the Bangladeshi community. Chinese, South American, Indian and Pakistani businesses also reflect the area’s melting pot mix, along with the St. Demetrios' Greek Orthodox Church and Jamaica Muslim Center.

“The neighborhood’s never been this diverse,” says Chatter Singh, a real estate agent with Keller Williams Liberty who grew up just around the corner from Jamaica Hills.

St. John's University in nearby Hillside also attracts many to Jamaica Hills, along with a convenient stop on the F line.

Single-family homes with small yards

Quiet, tree-lined streets are mostly populated with well-maintained one- and two-family detached homes, plus a smaller number of pre-and-post-war co-op buildings. Homebuyers can find single-family Tudor-style homes with one-car garages for $1.5 million at the higher end. Semi-detached brick homes near Grand Central Parkway start around $700,000, while fully detached homes start around $800,000. Homes here are smaller than neighboring Jamaica Estates.

Just below Captain Tilly Park, a number of postwar co-op buildings offer one-bedroom units for $200,000. The median is $686,000.

As an FYI, a rezoning law allows any type of housing, including attached row houses, to replace detached single-family homes.

Grocers include CTown and locally owned Mannan Supermarket for South Asian supplies. Additional shopping is just next door in Jamaica Center, where residents can take advantage of Target and Home Depot.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process. I think my area seems very quiet and no new residents are coming in. But whenever I commute by subway or bus, the area that I need to pass by to use transportation is always dirty and garbages are everywhere, especially around subway station which could be better cleaned by government's tax.

Most houses are occupied because of the great neighborhood. Cost of housing and utilities are average.
