New buildings rise in Old Astoria

The Astoria community began in Old Astoria, where wealthy New Yorkers built homes in the early 1800s. It may be the oldest section of Astoria, but the Queens neighborhood has an increasingly modern look, as new glass and steel condo communities pop up and residents are drawn to Old Astoria’s waterfront and views of the Manhattan skyline. While those who live here get access to the waterfront and live closer to the heart of the city, they don’t have as many businesses nearby. However, Astoria’s huge restaurant scene is only about a mile away.

Condos with views of the waterfront, Manhattan

The area’s real estate market is evolving, says Thomas Caramanno, a Realtor at Compass Real Estate and Astoria resident: “In the last 15 to 20 years, it has blown up in terms of development. What we’re seeing is new construction, boutique condo buildings with five or six floors.” A prime example is The Marina Astoria, where condo balconies and a rooftop deck overlook the waterfront. Farther inland, narrow single-family homes and townhouses squeeze into densely packed blocks, with vintage brick homes sometimes next to modern designs with large windows.

How much condos, houses and townhomes cost

Like most of Astoria, Old Astoria is a rental-heavy neighborhood. “Buyers who tend to purchase in Astoria have lived here for a bit. They’ve rented for a while,” Caramanno says. “People tend to be here for years.” Prices for studio and one-bedroom condos range from the upper $400,000s to the upper $700,000s, and two-bedroom units typically sell from the mid-$800,000s to more than $1.4 million. Additionally, condo communities usually charge hundreds of dollars per month in association fees. Single-family homes have recently sold between the lower $900,000s and $1.6 million. There haven’t been any recent townhouse sales, but the median price is in the upper $500,000s.

Walks, picnics and Little League games along the water

Several parks line the waterfront, which continues to be revitalized. The Halletts Point Waterfront Esplanade opened in 2025, welcoming the public to magnolia- and cedar-shaded paths that follow the rocky shoreline along the East River. Pedestrians can veer off the path to one of the hundreds of chairs, benches and picnic tables to take in views of Manhattan. Next to the esplanade, Little League teams play at Whitey Ford Field. On the other end of the neighborhood, kids run around Hallets Cove Playground, adjacent to a public handball court.

Home to a ferry terminal, with subway stations nearby

Subways stop at the Astoria Boulevard station, about a 10-minute walk from the neighborhood. Riders can catch the N and W trains to get to Manhattan in about 15 minutes. Old Astoria lacks its own subway station, but the NYC Ferry leaves from the neighborhood, taking passengers to Manhattan in 20 minutes. You can also drive to Manhattan instead; the 4-mile trip can take 15 to 30 minutes, depending on traffic. LaGuardia Airport, less than 3 miles away, is a stop on several city bus routes.

Astoria’s international cuisine and nightlife

Businesses concentrate along Astoria Boulevard, where Arcadia Bar & Kitchen has served craft cocktails and weekend brunch since 2018, and R&R General Supply has been the neighborhood hardware store for 100 years. To fully enjoy Astoria’s renowned dining scene, head to Central Astoria or East Astoria. Hundreds of restaurants and cafes fill storefronts on Broadway and Steinway Street. Greek food and Middle Eastern cuisine are particularly prevalent. Taverns and pubs in the area stay open past midnight, but, back in Old Astoria, most businesses have shuttered by then. For shopping, there’s a Costco in neighboring West Astoria.

Cybersecurity and law education at William Cullen Bryant High

One nearby option for students is William Cullen Bryant High School. The school stands out for its Cybersecurity Career and Technical Education track, in which teens can graduate with industry certifications.
