South Ozone Park specializes in convenience
In the early 1920s, housing developers focused on the area east of the Aqueduct Racetrack and Liberty Avenue railway as more people visited the two brand-new destinations. Today, South Ozone Park keeps locals close to nearby amenities, like the JFK International Airport, while also creating a respite from busy Queens. “You’re minutes away from the train, and the Belt Parkway is less than five minutes from there,” says Femi Adebanjo, a licensed associate broker with Keller Williams who has over 12 years of experience. “The proximity to the airport and public transportation draws a lot of people to South Ozone Park. It's easy to get around, even if you don’t have a car.”

Getting in and out of the neighborhood
The Ozone Park-Lefferts Boulevard station and Aqueduct North Conduit Avenue station have direct paths to Penn Station with the A train line. Commuters don’t have to worry about switching trains during the train ride west. For drivers, the Belt Parkway leads east to Long Island, and the Van Wyck Express flows 17 miles to Manhattan. Living close to John F. Kennedy International Airport means having less stress about missing a flight and listening to planes fly overhead. The airport also creates multiple job opportunities close to home.

Multi and single-family options
Detached and semi-detached homes have Colonial Revival, Tudor or bungalow designs. There’s an even mix of single- and multifamily options with at least three bedrooms that range from $475,000 to $650,000. Houses that fall below $475,000 often require renovations. A large portion of the area falls in the $675,000 to $875,000 price range, usually with five bedrooms, small fenced-in front yards and uncovered parking. “The housing market is pretty steady,” Adebanjo says. “The house I sold there went for over $100,000 more than we were asking for it, so it’s an area that’s still very sought after. When people see homes go on the market, they flock to it.” The entire neighborhood was developed in the 1920s and 1930s, so newly built contemporary homes, or those with complete remodels, can cost $900,000 to $1.5 million.

Playgrounds, parks and Aqueduct Racetrack
Aqueduct Racetrack, nicknamed The Big A, spans over 210 acres. The track was built in 1894, but the site has more modern attractions today, like Resorts World New York City casino, the Sugar Factory restaurant and Hyatt Hotel, making it a place to catch a thoroughbred horse race or stay a while at the casino. Multiple nearby parks and playgrounds create calm places to get some fresh air. Southern Fields is the site of many soccer matches, while the neighboring Lefferts Playground has a basketball court, splash pad and play equipment surrounded by tall trees. In the north half of the neighborhood, residents visit Police Officer Edward Byrne Park or the Frederick B. Judge Playground. Beachgoers looking to relax on Rockaway Beach take an hour-long train ride or drive 8 miles down to the shore. Baisley Pond Park has over 100 acres filled with designated barbecue areas, cricket fields, biking trails and Baisley Pond, where ducks and swans glide over the water.
Feature films, including a Bronx Tale, have filmed at South Ozone Park's Aqueduct Racetrack.

Dishes from Trinidad, Guyana and more
A diverse collection of restaurants wait for hungry customers along Rockaway Boulevard. Dar al Yemen serves Yemeni dishes for brunch, lunch and dinner. Trinciti Roti Shop & Restaurant serves Trinidadian street food. “People come from all over the country to go to Trinciti,” Adebanjo says. “It’s been featured on the news for their food and the amount of traffic they get.” Adebanjo recommends Trinciti’s shrimp and chicken roti. El Campeón de los Pollos has a menu stuffed with Dominican classics. Little Guyana, the area north of the neighborhood, has numerous roti shops, rib joints and Caribbean buffets. Two Key Food Supermarkets serve the area, and shoppers head 4 miles west to Gateway Center mall or 7 miles east to Green Acres Mall.

Urban Park Rangers guide Baisley Pond Park visitors during outings. Anyone can learn to canoe in the pond or join a weekly 5K to meet new running buddies.
