Sunnyside offers a lush, suburban feel within urban Queens

Within New York City’s most diverse borough, Sunnyside features English “garden city” urban planning, Irish pubs and restaurants serving international dishes. More than 63,000 people call that section of Queens home, and the community’s semi-suburban feel continues to attract new residents. “They’re typically looking to be close to the train station that goes straight into Manhattan,” says Marjorie Tornatore, a real estate agent with Compass Greater NY who has sold several homes in throughout Queens. “What I notice people really love is to be on the north side, because it’s close to Sunnyside Gardens…A lot of buyers are looking at the transportation and how far it is from their particular building that they’re looking to purchase.”

Community gardens and playgrounds contribute to Sunnyside's greenery

Sunnyside Gardens Park, founded in 1926, serves as a green buffer between the neighborhood and the abandoned rail yards. A community garden, playground, three tennis courts and other sports facilities are exclusively open to Sunnyside and Woodside residents. The neighboring Torsney Playground receives all visitors and hosts free fitness classes and a Saturday farmers market. The L/CPL Thomas P. Noonan Jr. Playground puts a playground, basketball court and splash pad along Greenpoint Avenue, at the heart of Sunnyside. “There’s a lot of cute streets and blocks where each particular building has taken care of that particular block with their garden, so it almost feels like you’re not so close to a city,” Tornatore says. “There’s a different feeling when you’re walking in New York City versus Sunnyside.”

Queens Boulevard separates a green northern half from an urban south

Inspired by beautification projects in Victorian London, Sunnyside Gardens is full of brick-built rowhouses that sit behind lush front gardens. Tree canopies provide shade to both sidewalks and streets. “It’s only about four blocks, and they have beautiful homes,” Tornatore says. “People love them because it feels very ‘outside of the city,’ but yet close enough to take the 7 train into Manhattan and be in the city in 20 minutes on public transportation.” Sunnyside south of Queens Boulevard has its own share of trees, although there are fewer front gardens. Most co-ops sell for $230,000 to $600,000, while condos typically sell for $370,000 to $600,000. Townhouses range in price from $1,050,000 to $1,750,000. Single-family homes, which are rarer finds, go for $1,230,000 to $1,480,000. Competitive co-op and condo prices are some of Sunnyside’s main draws for homebuyers. “The main reason they want to be there is because young professionals, or professionals in general, who are working in the city can’t afford Long Island City , which is all-new developments and newer buildings,” Tornatore says. The redevelopment of the abandoned Sunnyside Yard rail hub is slated to create 12,000 affordable housing units and add new parks, schools and libraries to the neighborhood.

Restaurants and shops serve foods from across the globe

Sunnyside’s small businesses speak to Queens’ history as a cultural melting pot. Nita’s European Bakery has sold Romanian pastries for more than 40 years, while the Danubius Restaurant offers Romanian delicacies like schnitzel and frigarui kebabs. The I Love Paraguay Restaurant specializes in South American empanadas and corn cakes. Irish pubs like McGuinness’s Saloon and The Lowery Bar & Kitchen pay homage to Sunnyside’s historically Irish character with their festive atmospheres and Hibernian cuisine. Donato’s Restaurant & Pizza serves New York-style pizza in an outdoor dining area. Tibetan, Nepalese, Middle Eastern, Korean and many more cuisines are also represented in both local restaurants and markets. Nearby grocery options include the H Marts in neighboring Woodside and Long Island City, BJ’s Wholesale Club and the local Fresh n Save Marketplace.

Local schools offer diverse programs, from culinary arts to law

Students can attend elementary school at P.S. 150 Queens, The Children’s Lab School or P.S. 199 Maurice A. Fitzgerald. P.S. 150 receives an A-minus rating from Niche, while The Children’s Lab scores a B-plus and P.S. 199 a B. Middle schoolers can attend the B-plus-rated I.S. 125 Thomas J. McCann Woodside, while high schoolers may go to the B-minus-rated William Cullen Bryant High School or the C-plus-rated Long Island City High School (LICHS). Bryant High School’s extracurriculars – which include Mock Trial, a drum club and a workout club – engage students mentally and physically. LICHS offers a unique culinary program that helps aspiring chefs through scholarships to the Culinary Institute of America.

The 7 train connects travelers to Manhattan

Most commuters start their journeys at one of Queens Boulevard’s subway stations. The 7 train carries travelers into Midtown Manhattan within 25 minutes and the Financial District within 45 minutes. Drivers can use the Queens-Midtown Tunnel to reach Times Square within 5 miles and the Financial District within 10 miles. The Queens Health Center is a block west of Sunnyside.
