Roosevelt’s location is a major draw for commuters and families
Roosevelt is a little Racine neighborhood with many draws. Housing is relatively affordable compared to the surrounding areas, schools are undergoing improvements and shopping is a stone's throw away. The biggest draw, however, is the neighborhood's location at the intersection of two main roads. "The corner of [Wisconsin highways] 31 and 20 is basically the centralized hub of the Racine area. They are two immediate long stretches of road that intersect with anybody's daily commute," says Anthony Wooden, broker and owner of Only Real Estate Group, who was born and raised in Racine. "I cross it five times a day, and I'm sure everybody else does the same because it's one of the easiest traveled routes back and forth to work, shopping, entertainment, you name it."

Single-family homes are at the center of a mixed housing area
The area has apartment complexes, condos and assisted living facilities around its borders, and single-family homes at its center. Condos sell for $115,000 to $160,000. Cape Cods and small ranch-style homes from the 1960s and '70s range between $150,000 and $300,000. Homes in the area have a median price of about $230,000, well below the median price in Mount Pleasant and other Racine neighborhoods. "Racine, in general, has blossomed over the past two years… So, housing is moving west, and the growth is phenomenal. We're lucky to keep properties on the market at all," Wooden says. Though the nearby highways are busy, through-traffic is minimal. While many older residents live in assisted living facilities, the neighborhood is trending younger. "The snowbirds are no longer snowbirds. They're staying in Florida and Arizona and selling their properties," Wooden says. "That's why you don't see a lot of sales there. But when there is a sale, it's a very sought-after area and people tend to jump on the properties."

Nearby highways and buses offer quick access to Racine’s job centers
Roosevelt is between the city's two main employment corridors. Downtown Racine is less than 4 miles east, and the outlying industrial area with warehouses, manufacturers and transportation services is to the west. "Racine has really caught its stride recently because we've seen the nearby communities of Oak Creek and Kenosha expand towards the interstate," Wooden says. "Racine itself has caught on and is pushing for developments in the Mount Pleasant area." Interstate 94 is about 6 miles away and leads north to Milwaukee Mitchell International Airport. Buses stop along a few roads in the area, including Green Bay Road, Ohio Street and Washington Avenue. Doctors' offices and medical providers are along Green Bay Avenue, and the nearest hospital is Ascension All Saints Hospital.

Students can attend zoned schools or apply to others nearby
Wisconsin's Public School Open Enrollment program allows students to attend any public school. "You just have to be early enough to get called before it fills up," Wooden says. "We've got people applying a year out." Students in Roosevelt who attend their zoned schools can begin learning at Fratt Elementary School, rated C by Niche. Mitchell School is rated C-minus, and Case High School earns a B-minus. "The schools have received a lot of referendums where they're advancing in that general area… That's inviting young parents trying to figure out where they want their kids to go to school," Wooden says. Case High School offers The Academies of Racine, elective career preparation programs with hands-on experience in fields like business, health, culinary arts and engineering. Starbuck International K-8 School is an International Baccalaureate magnet school in the neighborhood, rated C.

Casual dining, plazas and big-box stores are minutes from Roosevelt
Washington Avenue and Green Bay Road are central shopping strips in the city. "Up and down 31, that's where you're going to go out to eat with your family, where all the restaurants are and the shopping is, for those who still go to stores," Wooden says. Georgie Porgie's Treefort Restaurant, at the intersection of the two roads, serves burgers, gyros and salads in a tree-house-inspired dining room. Shopping plazas are close to home, including Village Center, Racine Center and the Westgate Square Shopping Center, which have department stores and grocers like Festival Foods and Walmart. Pritchard Park Mall is undergoing renovations and a partial demolition to create a new mixed-use space. "It's going to be a centralized hub for those young people who like to live and shop all in the same place," Wooden says. "It will be very modern and luxurious in its own way."

Bike trails and nearby parks support active lifestyles
Residents can walk to Hantschel Park, which has swing sets, a playground and sports fields. Pritchard Park, about a mile away, has courts and fields for more sports, a pond with walking trails and the SC Johnson Aquatic Center. The County Bike Trail runs along the neighborhood's southern border, connecting east to longer paved trails that span the Racine metropolitan area. Star Roller Rink and Castle Lanes offer indoor fun nearby.

Annual events in downtown Racine include holiday and seasonal celebrations, such as the Holiday Parade & Tree Lighting, Fourth of July festivities and the Downtown Racine Candy Crawl for Halloween.
