Older suburban housing options and some infill homes
At one time, Avent West was dominated by student housing, thanks to its proximity to NC State. However, as more modern apartment buildings were developed nearby and the housing market evolved, the neighborhood returned to a largely owner-occupied status. Most of the neighborhood’s houses were built between the 1950s and ‘80s, and Ferguson lives in one of the neighborhood’s split-levels. “It looks like the Brady Bunch could walk out at any time. I love her a lot,” she says. Ranch-style and Colonial Revival homes are also popular, and there are a handful of condos and townhouses. There is a small number of infill homes built in the 2020s. These contemporary homes include detached townhouses and craftsman-inspired styles. Joe Alercia, Broker Associate at Re/Max United, has developed many of the neighborhood’s new properties. “This location is 15 minutes from everywhere, it’s amazing. It’s kind of outgrown its current houses,” he says. Older homes typically sell for between $300,000 and $700,000, while new builds sell for between $700,000 and $900,000. The average home value is just under $480,000.Expansive parks surround Avent West
Powell Drive Park has playground equipment, tennis and basketball courts, and an athletic field in the neighborhood. Adjacent to Advent West is Lake Johnson, a recreation area with miles of wooded trails around the water. The pedestrian loop around the lake is notorious for its steep hills on one side. “You can start with the hills or end with the hills. That’s the Lake Johnson decision,” Alercia says. “But I do know it’s the best 3-mile run you can do anywhere. I love it. You’ve got beautiful views, flat areas, and you’ve got hills.” Park visitors can also fish, paddleboard, canoe and kayak on Lake Johnson. The North Carolina Museum of Art is also a five-minute drive from the neighborhood. The museum’s grounds are home to the Ann and Jim Goodnight Museum Park, a 164-acre outdoor space dotted with art installations, gardens and miles of trails through expansive lawns and woods.Neighborhood students attend Wake County Public Schools
Students in the neighborhood are zoned for several different elementary and middle schools, though many students will begin at Combs Magnet Elementary School, which has an A grade from Niche, and Centennial Campus Magnet Middle School, which has a B. The middle school offers its STEM magnet pathway to students, which integrates critical thinking and problem-solving activities into a science, technology, engineering and math curriculum. Students can participate in hands-on learning opportunities through partnerships with NC State. All students in the neighborhood attending Wake County Public Schools are zoned for Athens Drive Magnet High School. The North Carolina State Fairgrounds are just north of Avent West. Each year in October, the state fair draws in about 1 million people over 11 days. The massive event includes carnival rides, livestock exhibitions, fried foods, live music and much more. The Lenovo Center, a 20,000-person venue that hosts major acts like Katy Perry and Tyler, The Creator, is also minutes from the neighborhood. The Lenovo Center is also home to the Carolina Hurricanes National Hockey League team and the NC State Wolfpack basketball team.Getting around town and into downtown Raleigh on Interstate 440
Avent West is largely car-dependent, though GoRaleigh and GoTriangle buses service routes from the neighborhood to downtown Raleigh, NC State’s campus and more regional destinations. Interstate 440 goes through the neighborhood, connecting drivers around the entire city of Raleigh. “I can get on the highway in 90 seconds,” Ferguson says. “Traffic is a nightmare. Rush hour starts at 4:00 and ends at 7:30.” To avoid the highway (and some traffic), drivers can take Avent Ferry Road or Western Boulevard across town and into downtown Raleigh. Raleigh-Durham International Airport is about 11 miles northwest, or a 15-minute drive. There are several major hospitals nearby, including the WakeMed Raleigh Campus, 8 miles east, or the WakeMed Cary Hospital, 7 miles southwest.Food Lion borders the neighborhood, and more nearby shopping and dining
The shopping plaza on the edge of the neighborhood, off Avent Ferry Road, has a Food Lion and Walgreens. “There is a lack of formal development by way of restaurants. We’re waiting for our little strip mall with a Food Lion to become amazing,” Ferguson says. Although small, this shopping plaza is convenient for quick trips. “When it snows, the neighborhood will get together and trek to the Food Lion together,” Ferguson says. Plus, there are many more strips of commercial development nearby. The State Farmers Market, open 365 days a year, is 3 miles east. Local farmers and artisans crowd the stalls, selling produce, plants, baked goods and more. About 4 miles away, Crossroads Plaza in Cary has dozens of stores and restaurants, including Target, Ulta and Starbucks. There are also many more local restaurants throughout the area. Alercia recommends Neomonde Mediterranean Raleigh just off Hillsborough Street. “You spend $12 or $15 there and really get your money’s worth,” he says.
