Boylan Heights was established in the early 20th century as one of Raleigh’s first planned suburbs. Today, this residential area bordering downtown has an eclectic feel and great walkability. People who live here take pride in their community and gather for events like the annual Boylan Heights Artwalk. Dorothea Dix Park covers over 300 acres south of the neighborhood, and downtown is just across the train tracks. Plus, the highly rated Wake County Public School System serves the area, and several prominent Raleigh universities are within a few miles.

Boylan Heights has a close-knit, artsy vibe steps from the city
Boylan Heights has a distinctly residential, historic feel that’s still urban. The area attracts people who enjoy walking to school, parks and restaurants. “They’re literally on the edge of the city, so people will walk downtown, walk everywhere. It’s what people do,” says Jamie Buckley, broker at Berkshire Hathaway HomeServices. The neighborhood’s eclectic atmosphere, with quirky lawn decorations and colorfully painted homes, also contributes to the area’s artistic vibe. “It’s tight-knit. People don’t want big yards; they want to walk to a coffee shop and feel like they’re in a community,” says Buckley.
Public transportation options and major roadways make commutes easy
Boylan Heights is surrounded by major roadways like Western Boulevard and U.S. Route 401, which gives the neighborhood a more isolated feel while also making travel around Raleigh easy. Raleigh Union Station, an Amtrak stop, is also nearby. GoRaleigh has two bus lines that run through Boylan Heights, the Caraleigh and Avent Ferry, adding to the public transit options. Raleigh’s Central Prison is just west.

Renovated bungalows and more well-preserved, historic homes
Many homes in Boylan Heights were built in the early 20th century. Some have colorful coats of paint, wraparound porches and renovated interiors. Craftsman-style bungalows are among the area’s most popular type of home, but you can also find Queen Anne, Foursquare and Colonial Revival properties. There are some multi-family homes and townhouses here as well.
Boylan Heights is on the National Register of Historic Places and is a Historic Overlay District. The Raleigh Historic Development Commission must approve zoning changes and any exterior changes to homes.

Properties in Boylan Heights have a median sale price in the mid-$600,000s, with homes usually selling for between $500,000 and $1 million. That’s higher than Raleigh’s overall median sale price in the mid-$400,000s, and also higher than bordering communities like Caraleigh and the Capital District. Buckley notes that, like much of Raleigh, home prices here have increased in recent years. “The ones who move into Boylan Heights, their disposable income is way more than it was even a few years ago,” she says.
Top-rated Wake County schools and several universities nearby
Wake County public schools serve the area. Kids may start at Wiley Magnet Elementary School. This school has an international studies program where students can learn Chinese, French, Spanish, Japanese and German. Older students may continue to Oberlin Magnet Middle School, which offers a language immersion program, and Broughton Magnet High School. All of these schools earn top marks from Niche.
Boylan Heights is also under 2 miles from North Carolina State University, a large public institution with over 40,000 students. Shaw University, a smaller, historically Black institution with just under 1,000 students, is just east of the neighborhood.

The annual ArtWalk is a popular community event
The Boylan Heights ArtWalk, held each December, has been a neighborhood tradition for over 30 years. More than 150 artists, including some residents, exhibit and sell their art during this street fair. “Everyone comes out. If you have a big porch, an artist has definitely reached out to you, and you’re presenting their art on your porch,” Buckley says. And while the ArtWalk is the neighborhood’s biggest event, the community does more throughout the year. “They do it up on the holidays, the Fourth of July. ... When they want something to happen, they make it happen,” Buckley says.
