New development is changing the face of Caraleigh
Jamie Ferguson, Realtor at Coldwell Banker Howard Perry & Walston Real Estate, notes that development in this area has historically been slow due to building restrictions around state roads and contamination from the mills that used to operate there. However, as more homes are built, development and amenities have come in. "There are coffee shops and breweries and bookstores and restaurants populating down there. Before, it was a food desert except for the farmers market," Ferguson says.
Poppy Voliva, a Realtor at Compass, notes that the city has been investing in new traffic calming measures and pedestrian infrastructure along Lake Wheeler Road, making the area more walkable and bikeable. "The neighborhood is still evolving. It's still a bit transitional. Some streets feel more established than others. Walkability is an issue in terms of safety, but it's improving," Voliva says.
Quiet vibe attracts professionals and families
According to Voliva, Caraleigh attracts a mix of professionals and families looking to live near the city but still enjoy a quieter vibe. "They're people that want downtown access without having the downtown intensity. If they want something that's a little bit older, you can still find some character in the area. They want those green spaces but also that convenience," she says. "I pitch the Caraleigh area to people who are trying to be strategic about future growth and what their house will appreciate to in five years."
