Hayes Barton is a community rooted in history near downtown Raleigh
Directly north of downtown Raleigh, Hayes Barton is a desirable historic neighborhood established in the early 1900s. The neighborhood was designed by Earle Sumner Draper, a well-known landscape architect, who approached his design from a naturalistic perspective. Rather than leveling hills and removing trees, Draper preferred to allow the natural surroundings to dictate the neighborhood’s layout. Many of the homes here were built in the early to mid-20th century, with each house reflecting unique architectural designs. "Hayes Barton has homes from the 1910s and 1920s all the way to 2015, so it really runs the gambit," says Kathy Pitney, a local real estate agent with Keller Williams Elite Reality. Even with its proximity to downtown, this neighborhood has a somewhat suburban atmosphere thanks to tree-lined streets and a distinct separation of residential and commercial areas, and that atmosphere has long been a draw for buyers here. The neighborhood was developed as a place where residents could feel removed from the city without being too far away. Today, between its central location and the highly rated schools that serve this area, Hayes Barton is home to a population full of working professionals and families.

Single-family homes in Hayes Barton often showcase popular 20th-century housing styles and custom architectural features. Colonial Revivals, Craftsman-style homes and Georgian-inspired properties are abundant throughout the neighborhood. These stately, character-filled homes are complemented by large green lawns accentuated with brightly colored plants and landscaping features. However, according to Pitney, Hayes Barton has also seen its share of new construction pop up alongside several other historic Raleigh neighborhoods. Depending on square footage, homes here can cost anywhere from $550,000 to over $2 million, with a median price of approximately $1.2 million. "The highest price point I've seen is about $2.5 million," Pitney says. Compared to the overall median price of homes throughout the Raleigh metro area – which is approximately $470,000 – the housing costs in Hayes Barton trend significantly higher.

Students zoned for Wake County Schools with magnet programs
Hayes Barton is zoned for the Wake County Schools district, which receives an overall A rating from Niche. Students in pre-kindergarten through fifth grade can attend the A-rated Lacy Elementary, which offers Gifted & Talented programs. Oberlin Magnet Middle and Needham Broughton Magnet High School both receive A-minus ratings and have a range of specialty and advanced academic programs for academically qualified students.

Other park amenities include a garden, a dog run, picnic shelters, playgrounds and athletic facilities for sports, including tennis, sand volleyball, softball and baseball. The 21-acre Fred Fletcher Park has a water garden and wetland area that sit adjacent to the Gariss Building, a facility used for educational and natural conservation programs. The park also features an amphitheater, picnic areas and sporting fields.

Near the neighborhood's northeast corner along Fairview Road, residents can find a block full of local retailers, small businesses and several eateries, including the Hayes Barton Café & Dessertery. Established in 1998, this café is known for its retro 1940s-inspired interior with classic hallmarks like checkerboard floors and red barstools. Eleven miles west of the neighborhood is the Raleigh-Durham International Airport.
