Inside the Beltline, Hi-Mount balances postwar charm and new builds
Hi-Mount is a small, tree-lined neighborhood just north of downtown Raleigh, undergoing a transformation as it blends a historic grid of 20th-century homes with an influx of newer construction. “Hi-Mount was originally developed for returning GIs from World War II. The majority of those homes that were built in the late ‘40s and early ‘50s have been torn down and redeveloped, so most of the homes are newer now,” says Marshall Rich, longtime owner and broker-in-charge of Rich Realty Group. Hi-Mount’s quiet streets are part of the sought-after Five Points area, and Rich adds that its status as an Inside-the-Beltline neighborhood is another draw for homebuyers. “The greatest part of Hi-Mount is that it’s five minutes to anything — five minutes to North Hills, five minutes to the Village District, five minutes to Downtown Raleigh. It’s very conveniently located just inside the 440 Beltline,” he says.
Options range from early 20th-century homes to modern constructions
The neighborhood’s oldest homes are part of the Hi-Mount Historic District, an 11-block district that showcases a mix of Minimal Traditional, Cape Cod and ranch-style homes built between 1938 and 1951. Newer constructions include Craftsman-inspired builds and transitional homes built from the early 2000s through the 2020s, which stand out among the early 20th-century homes typical of the Five Points area. “This particular section has really been redeveloped, so it feels newer than surrounding areas,” Rich says. Older homes generally sell for $500,000 to $790,000, while newer properties fetch between $1 million and $2 million. A mix of established and contemporary townhouses sits in the neighborhood’s northwestern corner, with prices ranging from $550,000 for older units to $920,000 for newer constructions.
Magnet and language immersion options in top-rated Wake County schools
Residents live in the Wake County Public School System, which earns an overall grade of A from Niche and has an average student-to-teacher ratio of 15-to-1. The district offers school choice through its magnet school program, which includes specialized schools that admit students via a weighted lottery system. Open enrollment and out-of-district transfers operate within strict timelines and space limits.
Base school assignments remain the default, and for Hi-Mount, that includes J.Y. Joyner Magnet Elementary School, Oberlin Magnet Middle School and Broughton Magnet High School, all of which get A-minus ratings from Niche. The high school serves as the county’s Global Studies & Language Immersion magnet school and integrates the UN Sustainable Development Goals into all its courses. It also offers immersion programs in Spanish and Mandarin for students participating in the district’s K-12 immersion pathway.
Local dining and nightlife options near the Raleigh Iron Works
The greater Five Points area is known for its local businesses. “There’s a lot of walkability to multiple restaurants, nightlife and shopping,” Rich says. Although sidewalks are limited within Hi-Mount, pedestrian-friendly streets surround the neighborhood and connect residents to favorites like Timber Pizza Co., Snoopy’s Hot Dogs & More and J Betski’s, known for its European flavors. Neighborhood hangouts such as The Bison Bar and Highpark Village are conveniently located off East Whitaker Mill Road, which runs through Hi-Mount and leads a mile east to the Raleigh Iron Works, an innovative mixed-use development with offices and retail spaces.
The closest grocery stores are Wegmans and Trader Joe’s, both less than 2 miles from Hi-Mount. For entertainment, The Ritz is a popular concert venue that’s hosted big-name artists such as Snoop Dogg and Fall Out Boy. Events in Five Points include Five Points Funky Fridays and the Fall for Five Points Festival, which bring together residents from Hi-mount and other neighborhoods such as Hayes Barton.
Crabtree Creek Trail and Kiwanis Park are go-to spots for outdoor fun
Hi-Mount doesn’t have any neighborhood parks, but it’s close to some of the city’s most popular green spaces. “It has easy access to the Raleigh greenway system, and there are multiple parks close by,” Rich says. The Capital Area Greenway system is a collection of linear parks with over 100 miles of trails, including the nearby Crabtree Creek Trail. Residents can access the trail in Kiwanis Park, which also features a playground, a dog run, various athletic facilities and a neighborhood center offering programs for all ages. Hi-Mount is also near the Five Points Center for Active Adults and the private Carolina Country Club, where membership is by nomination only.
Easy access to I-440 and short drives to Durham and Chapel Hill
Hi-Mount is conveniently located between downtown and Interstate 440, which forms the boundary for the area known as Inside the Beltline. The interstate facilitates commutes throughout the city, and residents are roughly a 25-mile drive from Durham and a 30-mile drive from Chapel Hill. Raleigh-Durham International Airport is less than 15 miles from Hi-Mount. GoRaleigh provides local bus service, with stops along the neighborhood’s main streets. Duke Raleigh Hospital is less than 2 miles from Hi-Mount.
