Homes among the city's major employers

Bisected by Interstate 15, Rancho Cucamonga's semi-residential, semi-industrial Rochester neighborhood offers commuter convenience, highly rated schools and a variety of homes near plenty of shopping and dining. Many residents work at local employers like Amphastar Pharmaceuticals, but the Metrolink light-rail and the nearby Interstate 10 give commuters a straight shot to larger Southern California cities. "It's 45 miles from Los Angeles," says Gina Cerchio, Realtor at First Team Real Estate. "If you can't afford to live there, but you're working there, you can find a home here." Major nearby shopping malls include Victoria Gardens, and the local Adult Sports Park is a gathering spot for baseball, softball and soccer.

Modest homes at reasonable prices

The median home price in Rochester is $692,000, compared to Rancho Cucamonga's $750,000 and LA's $980,000. The few homes here are surrounded by commercial and industrial areas. Modern 21st-century condos and attached townhomes typically feature two or three bedrooms, and range in price from $550,000 to $650,000. Single-family homes were built in the 1990s, have three to five bedrooms and are either ranch-style or new traditional houses with Spanish Revival- or Craftsman-style details; prices range from $800,000 to just over $1 million.

Well-regarded schools

Children here can attend schools rated A-minus or higher by Niche. Students might start at Perdew Elementary, which features an Accelerated Reader program, then continue to Etiwanda Intermediate, which is a charter member of the California Junior Scholarship Federation. Etiwanda High's electives vary from home economics to industrial technology, and it offers dual enrollment courses for credit at nearby Chaffey College.

Stadiums, ski resorts and snow in the mountains

Adult Sports Park is Rochester's one major greenspace. Its LoanMart Field stadium hosts local baseball, softball and soccer leagues, as well as the Rancho Cucamonga Quakes, the city's minor league baseball team; fireworks occasionally end their home games. The 150-acre Cucamonga-Guasti Regional Park is roughly 5 miles away, with two lakes and a splashpad. There's plenty of open space, but some of the park's features have faced neglect. "The pool’s been closed for a while now, and the pier is off-limits,” says Ezra Vallejo, employee of Cucamonga-Guasti Regional Park. “We still draw a good crowd for parties, corporate events, and cross-country meets.” When there’s a marathon in town, it’s usually held here.

The small mountain town of Big Bear Lake is within 60 miles of Rochester, known for its Snow Summit ski resort. "You're about 45 minutes from Big Bear Mountain," says Cerchio. "We got tons of snow in 2024, and they were open into July, which is unheard of." During warmer seasons, Rancho Cucamonga locals visit the ski resort for mountain biking, scenic lake views and fishing.

A night out at Victoria Gardens, daytime shopping at Terra Vista

The 147-acre Victoria Gardens is a busy outdoor shopping plaza with department stores like Macy’s, a 12-screen AMC theater and lots of dining, including Yard House and Richie’s Diner. Nearby, the Terra Vista Town Center offers includes Dollar Tree and Five Below. Just south of the neighborhood, Ontario Mills is the Inland Empire's largest shopping mall, with over 200 shops and eateries. Nearby grocery stores include Costco, Walmart and Seafood City Supermarket, which specializes in Asian goods.

Rochester is full of industrial businesses, including the main facility for grain producer Honeyville. Home decor stores and auto repair are also common here, and there are a handful of office parks. The Auto Club Raceway, just east in Fontana, was a major stock-car racing venue from 1997 to 2023, but is now slated for development as an industrial park.

Getting around the city

Interstate 15 bisects Rochester north to south, merging just north with Interstate 210 (the Foothill Freeway) and 2 miles southwest with Interstate 10. The 15 and 210 lead 20 miles to San Bernardino and about 18 miles to Riverside. The 10 leads about 45 miles to Los Angeles. Kindred Hospital Rancho is right in Rochester, and the closest airport is Ontario International Airport.
