Colonial Pine Hills is set in the Black Hills on the outskirts of Rapid City. Enveloped with trees and green spaces that are harder to come by in other parts of the city, this community is known for its privacy and natural beauty. The difficulty of building homes on the densely wooded and rocky terrain creates exclusivity. As a result, upscale homes and a higher cost of living are typical to the area – part of what many refer to as the “acorn tax.” “Houses in the southwest generally have more of a premium,” says Mayor Jason Salamun, a lifelong Rapid City resident. Colonial Pine Hills has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4. This lower crime rate is part of what attracts many retirees and established families to the area.
Homes have larger lots than other parts of Rapid City
Homes in Colonial Pine Hills are usually on lots that are half an acre or more, spacing them out more than neighborhoods further east. A median construction year of 1995 means that homes are also typically newer than others in the city. The average square footage is over 3,000, which is roughly 1,000 higher than the national average. Split-level and ranch-style homes are typical of the area, generally selling between the $390,000s and $540,000s. Larger New Traditional homes are also popular, with prices falling in the $500,000 to $1.4 million range. Mayor Salamun says new construction is on the horizon. “Most of our growth is out east and north, but you’re seeing some southwest, too,” he says. “They’re really trying to build up that area on the way to Mount Rushmore.”
Some of the city's highest-ranked schools are available
Residents in this neighborhood have access to some of the highest-ranking public schools in the Rapid City School District. Students can begin at Corral Drive Elementary School, which has a B from Niche. From there, they’ll attend Southwest Middle School before enrolling at Stevens High School, both of which have a B-plus. In 2025, the high school’s track and field coach was named a Coach of the Year finalist by the National High School Athletic Coaches Association.
Golf and camping are popular in the Black Hills
The Golf Club at Red Rock is a public 18-hole Championship course with views of the surrounding hills and a restaurant with patio seating. Camping is a popular pastime in the Black Hills, and both tent and RV campers have an overnight trip to the wilderness at campgrounds like Pactola Reservoir, Whispering Pines and Sheridan Lake. Based on the stave churches of Norway, the Chapel in the Hills is a functional Lutheran church dedicated to the heritage of many locals. Built in 1969, the church attracts parishioners and tourists alike.
Shopping and restaurants are found further in town
The area is mainly residential, and locals often visit
for retail and restaurants. Baken Park is a popular shopping center, with a Dollar General, drug store and boutique shopping available. The Colonial House Restaurant and Bar serves breakfast, lunch and dinner with a family friendly atmosphere and a list of locally brewed beers. Established in 1993, Piesano’s Pacchia has become a Rapid City staple, with a menu full of signature pizza styles, including the Mac Attack, which is topped with hamburger, bacon, cheddar cheese and Thousand Island dressing.
The Monument hosts Pow Wows, hockey and live music
The Monument is the area’s leading venue for live music, festivals and sporting events. In addition to hosting performers like Wynonna Judd and Old Crow Medicine Show, it’s also the home of the local hockey team, the Rapid City Rush. Held every October since 1988, the Black Hills Pow Wow gathers thousands of Native American performers, athletes and artists. The Mountain West Whiskey Festival attracts tipplers from all over the Midwest for a day of whiskey sampling, including hundreds of different brands and styles.
Most travel is on Old State Highway 40 and U.S. Route 16
The main thoroughfare in the neighborhood is Old State Highway 40, which connects most residential streets before continuing into the wilderness. U.S. Route 16 leads to Mount Rushmore National Memorial, about 20 miles southwest. It also connects to Downtown Rapid City, about 9 miles northeast. The closest hospital is the Monument Health Rapid City Hospital, which specializes in cancer care, neonatology and physical therapy.
Tourism is big in Rapid City
Tourism is an important part of the Rapid City economy. Colonial Pine Hills is on the main route to sites like Mount Rushmore and the Crazy Horse Memorial and can experience street traffic and crowding in restaurants and stores. This is especially true during the summer, which is the peak tourist season for the area.
According to First Street, Rapid City is at severe risk of wildfires due to dry conditions and heat. The South Dakota Department of Public Safety and the National Weather Service provide information on local conditions.
