Flying Hills balances highway proximity with green surroundings
The community of Flying Hills fills a patch of land between Pennsylvania Route 10 and Interstate 176, but residents have views of rolling fairways and leafy tree canopies rather than asphalt and passing cars. The Flying Hills Golf Course and thick tree lines buffer the planned community south of Reading from the two roadways on either side of it. “It’s a great commuter neighborhood, but you don’t feel like you’re on the highway,” says Emily Gordon, a Realtor with Keller Williams Platinum Realty and a top seller in the community. In addition to a balance of commuter convenience and natural landscape, Flying Hills stands out for its variety of housing. That enables many residents to move multiple times without leaving the community, Gordon says. “If they start off in an apartment, they’re looking for a townhouse or a single-family home there after a few years.”

Housing types for different lifestyles, price points
Multiple developments were built in Flying Hills between the 1970s and ‘90s. They include apartment complexes, condo communities, rows of brick townhouses and a single-family subdivision of ranch homes and Colonial-inspired new traditional houses. Some homes have views of the Flying Hills Golf Course, while others back up to thickets of trees. Condo prices range from $100,000 to $215,000, while townhouses are usually priced between $200,000 and $300,000. Single-family prices vary from the high $300,000s to the mid-$400,000s, though a house overlooking the course can fetch more than $500,000. All residents pay dues to the Flying Hills Trust, Gordon says. “They do a lot of the overall maintenance of the shared properties, like the playgrounds.” However, residents may pay additional dues to their specific communities, such as condo association fees. Flying Hills receives a CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Recreation within Flying Hills ranges from golf to trails
Flying Hills Golf Course’s 18 holes weave through the community. Golfers don’t have to be members of the course to play, but Flying Hills residents who decide to join pay discounted membership rates. Flying Hills maintains tennis courts, playgrounds and basketball courts for members, as well as a system of walking trails through forests and meadows. The swimming pool at the front of Flying Hills requires an annual membership fee.
The Flying Hills Golf Course is within walking distance to most of the houses in the area.
The Santander Arena is the largest venue around Flying Hills and regularly hosts hockey games, comedy shows, concerts and more.

Students zoned to four campuses in the Governor Mifflin School District
The public schools children in Flying Hills can attend are clustered together about 4 miles away. Mifflin Park Elementary School teaches kindergarteners through fourth graders, receiving a B grade from Niche. Students can go to B-minus-rated Governor Mifflin Intermediate School for fifth and sixth grade, progressing to C-plus-graded Governor Mifflin Middle School for seventh and eighth grade. Teens at B-rated Governor Mifflin High School can apply to the school’s internship program to develop career skills under the guidance of a member of the community.

Shopping centers located in and just outside the community
Homes are within 2 miles of Flying Hills Village Center, a small commercial center with a salon, preschool and pair of restaurants. JR’s Pizzeria handles dine-in and delivery, while Louie’s Kitchen & Bar has patio seating that overlooks the community pool. About 3 miles outside of Flying Hills, Kenhorst Plaza shopping center houses additional restaurants, Retro Fitness gym and Dollar Tree, with an Aldi across the street. A wide selection of restaurants, cafes and boutiques line U.S. Route 422 in West Reading, about 5 miles north of Flying Hills. West Reading is also home to Reading Hospital.
Aldi is a great option for local groceries in Flying Hills.

Three highways help commuters
One feature about Flying Hills that stands out to homebuyers is its location along Interstate 176, Gordon says. “It gets you to the Pennsylvania Turnpike or Route 422 quickly.” Gordon says it’s not uncommon for people to commute to Philadelphia, a pattern that’s become more common since the COVID-19 pandemic. Some people no longer work from an office five days a week, so they choose to live farther from the city, she says. The drive to Philadelphia takes one to two hours, though cities in the western Philadelphia suburbs are closer to Flying Hills.
