A southwest Oregon mill town turned artsy
Gardiner is a small neighborhood next to the Umpqua River and 7 miles east of the Oregon coast. It’s also 4 miles north of Reedsport, an area with major employers and the community’s school district. From 1963 to 1999, Gardiner was home to West Coast’s’ first paper mill — International Paper Company — which was one of the largest employers in southwest Oregon at the time. The mill was destroyed in 2006 . “It’s a sleepy suburb of Reedsport; there aren’t a lot of businesses or anything,” says Liz Adamo, a broker with Mal & Seitz Real Estate who grew up in Gardiner and has lived in the area for over three decades. “But it’s a neat little place to live. Whenever I've had a listing, it’s an older home that is really beautiful.” The area is known for its Oregon Coast School of Art, a non-profit opened by a local couple in 2020 with a residency program, art classes and an annual event in December. “They’ve created a sort of artist colony there,” Adamo says. “Gardiner has gone through a transformation from being a mill town to an artsy place,” Adamo says. “It hasn’t really grown, but it has changed.”

1950s homes starting at $275,000
Many Gardiner homes date back to the mid-1900s, and some were built in the late 1800s. Single-family homes are sometimes priced between $230,000 and $315,000, depending upon the number of bedrooms, proximity to the river and state of renovation. “I’ve seen a couple of really nice historic homes while driving through Gardiner,” says Pearl Hergert Heaton, a Realtor with EXP Realty who has been selling homes in southwest Oregon for nearly a decade. Most properties have small front porches and paved paths through the front lawns. The neighborhood doesn’t have many sidewalks.

New gyms at Reedsport Community Charter School
Students may attend Highland Elementary School from kindergarten through sixth grade. Reedsport Community Charter School serves students in seventh through 12th grade. Both earn C-minus Niche scores. Reedsport offers several extracurricular athletic programs for junior and senior high students and recently renovated both its gymnasiums in August 2023. Southwestern Oregon Community College is 29 miles away. There are no private schools in Gardiner. The one church in the area is St. Mary the Virgin Episcopal Church, which has been serving the community since 1909.
Cruising down Oregon Coast Highway
Route 101, also known as Oregon Coast Highway, is the main highway used to reach work and adventure in the area. The Coos County Area Transit provides one bus stop at the local post office. The bus goes 20 miles north to Florence and 29 miles south to Coos Bay. In case of emergency, the Lower Umpqua Hospital is 4 miles away. The Southwest Oregon Regional Airport is 28 miles away and offers nonstop flights through United Airlines to San Francisco International Airport. The domestic-only Eugene Airport, which has seven airlines, is 78 miles away, while the Portland International Airport is 207 miles away.
Hiking, camping or riding along the sand dunes
The Gardiner Reservoir and Umpqua River are two go-to fishing destinations. The Oregon Dunes National Recreation Area is a popular hiking and camping spot in Reedsport. Nearby Reedsport Golf Course is a public, 9-hole course. Umpqua Beach is a quick 15-minute drive away, where people go to drive on the dunes.

Marionberry lemonade at Harbor Light Restaurant
There are no grocery stores or restaurants in Gardiner. People head to Reedsport, which is home to Safeway and plenty of eateries. Harbor Light Restaurant is a well-known local spot that serves a variety of meals, from pot pies to crab melt sandwiches. It’s also known for its sweet marionberry lemonade and pies. Big Fish Café is known for its fresh seafood. The pony Village Mall is 26 miles away and has stores like ROSS and Thrifty Sisters.
Highwater Café is a great place to grab lunch in the Gardener neighborhood.

Art galleries and festivals in Gardiner
Tsunami Gallery is a small art gallery in the neighborhood. The local arts school has a Holiday Arts Festival, with lots of art vendors and live music like Christmas carolers and violinists.
Flooding risks in Gardiner
A majority of Oregon residents deal with wildfire season, a period from July to October, but less so in this area. “People move here to get away from the hot weather and the wildfires,” Adamo says. “Coastal people aren’t affected by it as much because of the ocean breeze.” But since Gardiner is next to the river and near the coast, the great risk is flooding. Homeowners aren’t required, but are encouraged to get flood insurance.
