Peaceful suburban living in Belmont

Belmont, located in the heart of Richland Township, offers a blend of peaceful suburban living and easy access to modern conveniences. Known for its well-maintained streets and strong community bonds, Belmont stands out in a township that manages to combine a commercialized area with a traditional neighborhood feel. “Richland Township is one of the more commercialized places in that area, but it maintains that traditional suburban feel to it too," says Fran Pletcher, owner at Keller Williams Exclusive Realty Johnstown. "You still have the charm and peace that the area is known for." With access and a personality that welcomes families, young professionals, retirees and those in-between, Belmont -- and Richland Township in general -- makes its case as one of the area's more sought-after places to settle down.

Traditional homes from 1920 to today

Belmont showcases a variety of housing styles, including ranches, split-levels, and Cape Cods. “You have some older homes – some even as old as 1920 – but you have a lot of newer homes too," says Pletcher. "Even with the newer homes, you still see a lot of traditional styles." Prices for ranches and split-levels typically range from $150,000 to $225,000, while larger homes and farmhouses can reach up to $300,000. Belmont’s location in Richland Township, which “is at a higher elevation than a lot of the surrounding area, which mitigates the flood risk,” according to Pletcher, adds another layer of appeal for prospective homeowners. "We like to joke that Richland is 'that famous town up on a hill.'"
