Riverpark West’s central location in Richmond makes it easy for commuters to get to work. “People like the neighborhood because they are close to Interstate 69,” says Realtor Anja Drewes Neidhardt, with Anja Drewes Properties, who has been selling homes in the area for 17 years. “The main attraction is being two minutes from the freeway.” With the Texas Medical Center – the world’s largest medical complex – located in Houston, many residents work in health care. “It’s a good commute,” Neidhardt says. Homebuyers are also drawn to the neighborhood’s newer homes that are more accessible than city prices.

Riverpark West’s Perry Homes built in the 2000s

Every yard in the neighborhood has a tree or two, providing some relief from the Texas sun on walks to the pool. Homes are brick and traditional in style, built by Houston-based Perry Homes in the 2000s. “People here like Perry Homes because they are a good, quality builder with good floor plans,” Neidhardt says. Prices in Riverpark West range from $320,000 to $560,000 and there's a mandatory $1,100 HOA annual fee. Listings stay on the market about two weeks longer than the national average of 44 days. Although the neighborhood is just south of the Brazos River, the area is not prone to major flooding, but properties to the south have a more likely chance of being impacted. Riverpark West’s CAP Index Crime Score is 3 out of 10, lower than the national average score of 4.

Riverpark West is part of the Lamar Consolidated Independent School District, which earns an A on Niche. Hutchison Elementary School, which gets an A-minus grade, has a gifted and talented program that identifies students with a knack for programming, ornithology and more. Riverpark West is halfway between two busy shopping centers

The 2 million-square-foot Brazos Town Center, 3 miles west, has over 100 businesses, including gyms, banks and a movie theater. Chain restaurants and stores range from Target and Kohl’s to Texas Roadhouse and Chick-fil-A. The Riverpark Shopping Center, 3 miles east, is anchored by Dollar Tree and LA Fitness. Cheer on the Skeeters or see a colorful sky at the Cultural Kite Festival

Events ranging from food festivals to holiday parties are held in nearby Sugar Land throughout the year. In March, hundreds of kites blow in the wind during the Cultural Kite Festival at Brazos River Park, as dances from different cultures are performed.
