Situated 2 miles south of the James River in Richmond’s Southside is the peaceful neighborhood of Oak Grove. This convenient, walkable area is currently experiencing major revitalization, with many homes being renovated and restored, and new restaurants and businesses setting up shop.

“The energy and revitalization of this area is very appealing,” says Jennifer Gurley, Realtor with Shaheen Ruth Martin & Fonville. “It’s such a cute area, and there are tons of nice cottages and bungalows. It’s a 10-minute commute to downtown and the VCU hospital, and it has a friendly neighborhood vibe.”

Stroll along the sidewalks of Oak Grove’s grid-style streets, lined with mature oaks and maples, and you’ll see an array of architectural styles, including American Foursquares, bungalows and cottages. These houses are perched neatly next to each other on level lots with shallow setbacks and simple landscaping. Many of the homes in this area were initially built in the 1920s and ‘30s and are now receiving modern updates and renovations.

In Oak Grove, you can get a three-bedroom, one-bathroom ranch home in original condition for around $100,000, an updated two-bedroom, two-bathroom bungalow for around $250,000 or a four-bedroom, three-bathroom new construction with all the bells and whistles for around $375,000. Oak Grove’s current market reflects its state of revitalization, with average costs comparably lower than many surrounding areas and an even mix of non-renovated and renovated homes up for sale. “The last house I sold here sold quickly,” Gurley says. “We got multiple offers, and it sold before the end of the weekend. There are definitely a lot of buyers who want to be in Oak Grove.”

Students in Oak Grove attend J.H. Blackwell Elementary School, Thomas C. Boushall Middle School and Armstrong High School, which all belong to the Richmond Public Schools district. Armstrong High School, home of the Wildcats, offers the opportunity for students to participate in the Armstrong Leadership Program, which helps prepare them for success during and after high school through mentorship and leadership development.

Enjoy the outdoors at the neighborhood park, Oak Grove Playground, located on East 22nd Street. Let kids enjoy swings and colorful climbing structures or play ball on the tennis and basketball courts. With plenty of open field space and a covered picnic pavilion, Oak Grove Playground is a delightful place to spend an afternoon.

For more outdoor exploring, head two miles north to the river and hop on the Buttermilk Trail, a four-and-a-half-mile out-and-back hiking and biking trail that winds parallel to the river. You may even spot local wildlife such as deer, turtles, snakes and herons. With plenty of off-shooting footpaths on the trail, you can make your way down to the river with ease.

When hungry, stop by Harold’s Kitchen on East 22nd Street for comforting soul food. Enjoy platters of fried chicken, collard greens and macaroni and cheese at this locally loved neighborhood restaurant. If you’re craving seafood, Croaker’s Spot on Hull Street is the place to go. This Richmond institution serves dishes like lump and claw meat crab cakes with their renowned buttery cornbread.

Swing by Family Dollar for daily essentials and King’s Supermarket for groceries. A 3-mile drive north across the Mayo Bridge will land you in the heart of downtown Richmond, where you can enjoy more of what this sweet river city has to offer. For enjoyable urban living in a vibrant slice of the city, look no further than Oak Grove.
