You can really get some bang for your buck over there.”

Cape Cods and ranch homes starting at $250,000

A stroll through Pocoshock will show an array of architectural styles that include Cape Cods and ranch homes. These houses are perched on level lots that range from a quarter to a half-acre. Front lawns boast an abundance of mature trees and short, paved driveways. In this neighborhood, prices range from around $250,000 for a three-bed, two-bath brick ranch home to $325,000 for a five-bed, two-bath Cape Cod. According to Bencomo, inventory is low, and demand is still relatively high, though homes have begun to sit on the market longer than in the past several years. “The market is still moving quickly, but we’re seeing more homes sell in a matter of weeks instead of a matter of days,” he says.

Learning in the Richmond Public Schools district

Students in Pocoshock attend G.H. Reid Elementary School, River City Middle School and Huguenot High School, which are all part of the Richmond Public Schools district. G.H. Reid Elementary, which earns an overall grade of C-minus from Niche, is located right in the neighborhood, within walking distance from many residences. River City Middle School also eceives a C-minus from Niche. In 2014, Huguenot High, which earns a C, replaced its former school building, which stood for nearly 50 years, with state-of-the-art facilities that include a two-story media center, ceramics workshop and culinary arts space.

Pocoshock is served by the Greater Richmond Transit Company (GRTC), which has stops all along Hull Street Road, within walking distance from residences. The GRTC has extensive bus routes all throughout the city and nearby counties of Chesterfield and Henrico. By car, it's easy for residents to get across town with proximity to Chippenham Parkway right down the road.
