Rocking K is a master-planned community in the Rincon Valley southeast of Tucson. “It’s a very well thought-out development,” says Darren Anderson, broker at Rincon Rising Real Estate, who grew up in the Rincon Valley. “A lot of people move out there because they want their kids to be in the Vail school district. That’s one of the biggest draws, besides the fantastic mountain views.”
More than 4,000 homes are planned to fill Rocking K’s 14 neighborhoods. Some neighborhoods are designed to be more affordable, while others will have houses complete with EV charging stations and “smart” setups. At the center of the community, there’s a large park and an elementary and middle school, and city amenities are miles away. “It’s nice for people who don’t want to be in the city,” Anderson says. “The infrastructure is still developing out there. It’s not full-fledged.”

Choice of home styles with a unified theme
Rocking K’s first homes were built in 2021, and many are under construction or in the planning stages. Neighborhood builders include Pulte Homes, Meritage Homes and Lennar. Each offers slightly different home features and layouts. The community maintains a cohesive feel with exterior features, including Spanish-style tile roofs, neutral-toned stucco exteriors and desert landscaping. Homes generally list between $350,000 and $750,000, and HOA fees add about $100 per month.
The Del Webb neighborhood was designed for residents 55 and older, and houses tend to sell from $400,000 to $700,000. Del Webb’s recreation center will have indoor fitness areas and a swimming pool. Del Webb HOA fees typically run around $275 per month.
Rocking K homes are situated on small lot sizes but offer a minimum of 1,800 square feet.
Rocking K homes have gravel yards with a few desert-adapted plants and trees.

Highly rated Vail Unified School District serves Rocking K
Children can attend schools within the Vail School District. Niche gives it an A-plus rating and ranks it as the No. 1 district in both the Tucson area and Pima County, as well as the No. 2 district statewide. Rocking K’s sidewalks and bike paths lead to the Saguaro Creek K-8 School, located in the center of the community. The school was built in 2025 and has not yet been rated. Vail offers a choice of high schools, and one nearby option is Cienega High School, which receives an A. Cienega has a Navy Junior ROTC program and a wide variety of extracurricular clubs.

Outdoor recreation in the community and nearby
Part of Rocking K’s master plan includes preserving 30% of the native desert surroundings for residents to enjoy. Trails and paved paths wind past sagebrush, leading to the Diamond Community Park, which offers shaded play structures, sports courts and a spray area. “You have good access to outdoor recreation,” Anderson says. “Some people go horseback riding along Coyote Creek, or they go to Colossal Cave Mountain Park to hike, mountain bike and explore.” There’s also an entrance to Saguaro National Park a few miles north. The Del Lago Golf Club is less than 6 miles south, and its 18-hole course is open to the public.

Driving to shopping and restaurants
Restaurants and stores are a few miles away. The Rocking K Market Bar & Restaurant, less than 2 miles north of the community’s main entrance, is open seven days a week. It serves breakfast burritos, drinks and sandwiches, and stocks snacks and a few groceries. On Saturdays, shoppers can pick up seasonal produce and locally made crafts from the Rincon Valley Farmers & Artisans Market along East Old Spanish Trail.
Along South Houghton Road, less than 10 miles away, there are shopping centers with fast-food restaurants and big-box stores like Home Depot and Walmart Supercenter. Fry’s is also in the area, as well as some sit-down restaurants, including Rancho Rustico and Serial Grillers. “There’s not as much dining as in the city, but everything you need is within about 15 or 20 minutes,” Anderson says.

Events at Diamond Community Park
Community gatherings take place on a regular basis at the Diamond Community Park. Past events have included movies in the park, garage sales and live music. When VUSD is closed, the HOA sometimes offers morning activities for neighborhood kids.
Bike lanes and car travel from Rocking K
The community’s bike lanes link up with more than 1,000 miles of bike-friendly roads and bike paths in the greater Tucson area. Many community members rely on cars for daily travel, however. The two-lane East Old Spanish Trail runs past the entrance to Rocking K. It leads south, toward Interstate 10, and north, where it links up with East Valencia Road. Some residents make the 25-mile commute into downtown Tucson for work, but tech and industry centers near East Valencia Road provide closer employment options. East Valencia also leads to the Tucson International Airport, about 17 miles west. Emergency care is available at the Tucson Medical Center Rincon Health Campus, less than 10 miles away.
Living in the Sonoran Desert
The Rincon Valley and Tucson lie within the Sonoran Desert. Residents can expect typical desert conditions, including long dry periods, dramatic temperature shifts between day and nighttime and seasonal monsoon rains. During dry spells, wildfires may occur, and flooding is possible in the monsoon season.
“Some areas are going to be adjacent to open desert, which is going to bring in a lot of critters,” Anderson says. “You might see wildlife from rattlesnakes to quails, coyotes, javelinas and the occasional deer.”
