A small residential neighborhood in ever-growing Rio Rancho
Broadmoor is a small community about 15 miles northwest of downtown Albuquerque. It's part of Rio Rancho, which some call the City of Vision. "It's the fastest growing city in the entire state," says Leigh-Jo Anzures, qualifying broker with Syan Real Estate. Views from Broadmoor include the Sandia Mountains to the east. Broadmoor has a community park and is within a couple of miles of shopping and a public library.
1980s and '90s Southwestern and ranch-style homes
Broadmoor's single-family homes typically date to the 1980s and 1990s and range from about 1,000 to 2,300 square feet. Southwestern-style homes feature Spanish-influenced elements like clay tile roofing, archways and stucco walls. There also are some traditional brick ranch-style homes. Some homes have covered patios, solar panels, custom landscaping and stonework. Driveways and multicar garages are standard.Due to the neighborhood's size, there aren't many listings on the market at any one time. Depending on size, they typically sell in the high $200,000s to the high $400,000s.
Recreation at Vista Sandia Park and the Rio Rancho Sports Complex
Vista Sandia Park is within walking distance from Broadmoor homes. It's pet-friendly and has a walking path, basketball courts, a playground and shaded areas. About a mile east of Vista Sandia is the Rio Rancho Sports Complex at Arroyo de Deportes Park. Features include a skatepark, dog park, baseball fields and lighted tennis courts. Within several miles are the Rio Rancho Aquatic Center and the McDermott Athletic Center, which has an ice rink.
Shopping at Rio Rancho Marketplace and Cottonwood Mall
A couple of miles east of Broadmoor, next to state Route 528, is Rio Rancho Marketplace, with an Albertsons Market and a Target. Locally owned restaurants include K'Lynn's Southern & Cajun Fusion and The Hopper Pub and Pizzeria, which regularly hosts live music and open mics. Cottonwood Mall, the second-largest mall in the state, is about 6 miles from the neighborhood.
Rio Rancho district schools rank high in Sandoval County
Martin Luther King Jr. Elementary School earns an A grade from Niche, which ranks it as the No. 1 best public elementary school in Sandoval County. Lincoln Middle School also has an A grade, and Rio Rancho High School receives an A-minus. Rio Rancho Public Schools district also offers RioTech for skilled trades; Independence High School, a small alternative school; and the online option Rio Rancho Cyber Academy, for middle school grades and up.
Star Wars Fest at Loma Colorado Library, Rio Rancho events
Loma Colorado Main Library is a couple of miles to the northeast. Activities at the library include Dungeons & Dragons groups, pajama story time and author talks. For over a decade, the library has hosted Star Wars Fest in April. The family friendly event has included lightsaber training, Baby Yoda adoptions and scavenger hunts. In 2025, the Rio Rancho Public Library Bookmobile launched with plans to visit parks, community centers and other sites throughout the year. Citywide events include the Fall Festival in October, the Park 'N the Park Car Show in April, and the Mayor's Sunday is Funday in August for a family style picnic, vendors and activities. Concerts, conferences, sporting events, and cultural programs are held at the Rio Rancho Events Center, about 5 miles north of Broadmoor. The 7,000-seat venue is also home to the Duke City Gladiators Indoor Football League team and the New Mexico Runners Major Arena Soccer League team. Albuquerque's biggest event, the International Balloon Fiesta, takes place in October at Balloon Fiesta Park, about 10 miles southeast of Broadmoor.
Bike lanes, Dial-a-Ride service and short commutes
Some streets in Broadmoor lack sidewalks or only have them on one side. Broadmoor Boulevard, east of the neighborhood, has bike lanes, as do some other major roads in Rio Rancho. Free public transportation is available by reservation with the Commuter 251 Dial-a-Ride service. Major airlines fly out of Albuquerque International Sunport, approximately 22 miles southeast of Broadmoor.
