River Oaks offers lower price points
The aptly named River Oaks is a leafy city that’s home to 7,000 people and the Trinity River. Its convenient location and low cost of housing combine to make it an up-and-coming place to live in the Dallas-Fort Worth Metroplex. "It's close to downtown Fort Worth,” says Rose Weaver, a Realtor with Marie Pigg Real Estate, who’s been selling homes in the area for 16 years. “There is still some affordable housing there. Depending on the home and the land you get with it, you can easily find a house for under $300,000.”

River Oaks features vintage and new construction
Driving along the quiet residential streets, home seekers will find a mix of architectural styles. There are vintage bungalows and ranch houses, as well as contemporary homes with two-car garages. "It's an older community, so there are areas that are older homes," Weaver says. "But right on the edge there's some brand-new homes being built." Many of the older homes have vinyl siding, while new builds typically feature brick exteriors.
The average sale price of a home in River Oaks is around $250,000, which is up over the past year, but still lower than the rest of Fort Worth. Costs range from $200,000 to $700,000, depending on size and condition.
Older craftsman style homes are a common and welcome sight in River Oaks.
Many homes in River Oaks come with large front and back yards.

River Oaks Café is a local favorite for dining
River Oaks Boulevard serves as a hub for dining and entertainment. There are plenty of restaurants along this road and fun places to spend time with friends and family. Many locals start their day off with plate-sized pancakes at the mom-and-pop River Oaks Café and Grumps is known as the go-to spot for burgers and margaritas.
After a meal out, residents can burn off the calories at Cowtown Bowling Palace, which has been voted the best bowling alley in Fort Worth. “It’s been there for years,” Weaver says. “That’s kind of cool it’s right there in River Oaks.” Open seven days a week, Cowtown is a popular spot to go for a game, host a party or join a league.
To stock up on groceries or pick up household items, there's a Walmart Supercenter on Jacksboro Highway.
Cowtown Bowl is the center point of entertainment for those in River Oaks.
A local favorite, River Oaks Cafe, boasts quaint small-town character.

Students zoned to attend Castleberry High School
Public school students may attend A.V. Cato Elementary, Marsh Middle and Castleberry High. Part of the Castleberry Independent School District, the schools earn C, C-plus and B-minus Niche grades. Located at the city's southern end, the high school offers a variety of eclectic athletic teams and clubs, ranging from Mariachi to boy's and girl's powerlifting teams.

Run, walk or bike on the Trinity Trails
River Oaks has plenty of outdoor fun to explore with the Trinity River meandering around the city. The Trinity Trails system traces the river near the city, offering a space for residents to get outside and run, walk or bike. The closest entry point is the White Settlement Trailhead just outside the city limits, which serves as a jumping-off point to explore the 100 miles of trails the system offers.
In the Northwest corner of the city is Marion Sansom Park, a 264-acre park set on a limestone bluff along the river. This expansive park has 11 miles of hiking and biking trails to explore and is one of 21 official canoe launch sites for the Trinity River Paddling Trail. Residents can spend an entire day on this extensive water trail which spans 130 miles and flows through nine cities and three counties.
The Trinity River runs along the outside of River Oaks and has tons of trail options.
Residents can enjoy the view from the lookout at Marion Sansom Park.

Hop on Highway 199 to get to downtown Fort Worth
With easy access to Jacksboro Highway, downtown Fort Worth is a quick 5-mile trip east and Medical City Fort Worth hospital can be reached in 6 miles. The Dallas Fort Worth International Airport is 25 miles away via Highway 121 North.
Jacksboro Highway cuts through River Oaks and heads straight downtown Fort Worth.
