Neighborhood in Roanoke, Virginia
Roanoke City County 24014, 24015
Franklin-Roanoke is divided into subdivisions
Homes built between the 1950s and early 2000s line Franklin-Colonial’s hilly roads. Sprawling red-brick ranch styles sit on half-acre lots with Roanoke Star views in the Winding Way community. Windward has beige and vinyl-façade two-bedroom condos just off Ogden Road. Young oak trees and ornamental shrubs dot the grassy front lawns of four-bedroom New Traditional homes on Southwood’s cul-de-sacs. Buying anywhere in Franklin-Colonial typically costs between $250,000 and $650,000, a range similar to a Roanoke home’s average $300,000 selling price.Easy access to Murray Run Greenway, the Roanoke River and Mill Mountain
Locals will find a Murray Run Greenway trailhead on McNeil Drive between James Madison Middle and Virginia Western Community College. The path starts at the 119-acre Fishburn Park, which has mountain biking trails, a 9-hole disc golf course and a playground. Continuing west, hikers will pass Woodlawn Park’s 6 acres of hardwood forest and Patrick Henry High’s baseball diamond. Tennis balls whack against rubber courts at 9-acre Shrine Hill Park, where the trail ends. The Roanoke River bisects River’s Edge Park, a green space just north of the neighborhood with youth soccer fields, baseball diamonds and access to the 10-mile Roanoke River Greenway. Mill Mountain Park is only 4 miles east of the neighborhood. A mile-long hike up the mountain’s 1,703-foot-tall peak leads to the neon red, white and blue Roanoke Star. On the way down, visitors can veer into the Mill Mountain Zoo, home to around 85 animals, including black bears and red pandas.Dual enrollment with Virginia Western Community College at Patrick Henry High
Children here can attend Fishburn Park Elementary and James Madison Middle, both of which receive B-minus grades from Niche. Then, they may continue to B-rated Patrick Henry High School, where dual enrollment classes with Virginia Western Community College include calculus, culinary arts and automotive technology.Red brick and glass buildings fill Virginia Western Community College’s 70-acre campus along Colonial Avenue. Founded in 1966, the school offers 70 associate degree programs, including nursing, early childhood development and IT support. Those who don’t attend the school can still stroll around the Community Arboretum, a 2-acre on-campus flower garden filled with ivy-covered pergolas, pink milkweeds and 700 other plants. “Virginia Western is a commuter school,” says Chandler. “Students may live in nearby apartments, but they aren’t necessarily tied to the Franklin-Colonial area.”
Franklin-Colonial is a car-dependent community
“Franklin-Colonial has great access to several greenways, but other than that, it’s not a pedestrian-friendly area because of all the car traffic,” says Chandler. Franklin Road connects to Interstate 581, with downtown Roanoke 2 miles north and the Roanoke-Blacksburg Regional Airport 7 miles in the same direction. A 40-mile drive south on Interstate 81 leads to Blacksburg. Carilion Roanoke Memorial Hospital is less than 2 miles east on Belleview Avenue. Valley Metro bus stops on Franklin Road and Colonial Avenue follow Routes 51/52 and 55/56, circulating between Third Street Station and Tanglewood Mall. Cargo trains honk as they drive along the Norfolk Southern Railway through the neighborhood’s core. Downtown Roanoke’s Amtrak station carries passengers to cities like Boston and Washington D.C. via the Northeast Regional Route.National retailers at Tanglewood Mall, grocery stores in Towers Shopping Center
Cream tiles and escalators welcome patrons into the two-story Tanglewood Mall, located along the neighborhood’s southernmost point since 1973. TJ Maxx, Burlington and Belk are just a few stores that anchor the 788,600-square-foot shopping center. Residents can catch the latest blockbuster at the AMC Classic, just down the street from the mall’s main building. A neon red and blue “Tap Room” sign hangs over the mahogany bar at Montano’s International Gourmet, an upscale American dinner spot and fresh deli in Franklin Road’s Townside Festival Shopping Center. To the north, Towers Shopping Center on Colonial Avenue has a Fresh Market and Kroger for groceries, plus fast-casual chains like Cava and Chipotle. “Towers is the place for everyday errands in Southwest Roanoke,” says Chandler. “Most people go there at least once a week to get groceries, work out at Planet Fitness or pick up dinner.”
