Grandin Court
Well-maintained homes dating back to the 1920s
Early 20th-century and midcentury homes dot Grandin Court’s hilly sidewalk-lined streets. Concrete stairs ascend to four-bedroom American Foursquare houses. White picket fences or stone walls surround Tudor cottages on 10,000-square-foot lots. Paved driveways lead to carports alongside red-brick ranch styles. Colonial Revivals have manicured front lawns with mature red oak trees and ornamental shrubs. Buying here typically costs between $250,000 and $400,000, a range similar to a Roanoke home’s average $300,000 selling price. “Southwest Roanoke is the most desirable part of the city, and Grandin Court specifically has beautifully maintained houses,” says Chandler. “I’ve sold a few houses here that weren’t even on the market for a week.”High grades for Roanoke City Public Schools
Children here can attend Grandin Court Elementary, which has an A-minus grade from Niche, and then continue to B-minus-rated James Madison Middle. Lastly, students may go to B-graded Patrick Henry High, where over 20 Advanced Placement classes are available, including macroeconomics, European history and music theory. Those gifted in STEM can also attend Roanoke Valley Governor’s School, a regional magnet school that shares a campus with Patrick Henry. About 2 miles east, glass and brick buildings fill Virginia Western Community College’s 70-acre campus, offering associate degrees in 70 fields, ranging from healthcare to agriculture. The Murray Run Greenway spans from Shrine Hill Park to Virginia Western Community College
Tennis courts dot 9-acre Shrine Hill Park, also home to a trailhead for the Murray Run Greenway. As residents follow the path south, they’ll pass Patrick Henry High’s baseball diamond and Woodlawn Park, a 6-acre hardwood forest reserve. A bright green playground and a 9-hole disc golf course are at Fishburn Park, which has two of its own half-mile nature trails. One is a creekside option for hikers, and the other is a sloping mountain biking path. The Rad Shack is a shaved ice trailer that sits near the park's entryway throughout the summer, serving flavors like mango and cotton candy in Styrofoam cups. “Fishburn Park is the most popular of the three,” says Chandler. “People who don’t live in Grandin Court go there pretty frequently, and there’s almost always a line outside the shaved ice place.” The greenway ends near James Madison Middle and Virginia Western Community College. An asphalt basketball court is outside the Grandin Court Recreation Center on Barham Road. After-school tutoring is held inside every day for elementary students.Longstanding establishments line Brambleton Avenue
Numerous stand-alone storefronts are along two-lane Brambleton Avenue in the neighborhood’s southern region. Originally opened as a roadhouse in 1936, The Coffee Pot is a dive bar and live music venue with past performers, including Willie Nelson and Dickey Betts. Deb’s Frozen Lemonade has served citrus slushies, soft pretzels and popcorn from its bright yellow storefront since 1977. Wine bottles and locally sourced coffee beans fill the wood shelves of Gladheart, a locally owned spirits shop. B & D has piles of vintage superhero comic books, retro video games and collectible toys. An Asian market and a Family Dollar are on the street, but a more comprehensive grocery selection is 2 miles away at the Kroger in the Cave Spring Corner shopping center. Aside from restaurants and retailers, Grandin Court Baptist Church’s white steeple and adjoining red-brick preschool have sprawled across Brambleton Avenue since 1945. One of Roanoke’s top employers, Carillion Clinic, has a Georgian-style corporate office on the street. However, the nearest hospital, The Carilion Roanoke Memorial Hospital, is 3 miles east on Belleview Avenue.Walkability and easy access to Interstate 581 in Grandin Court
Though Grandin Court is walkable, it’s also convenient for other types of travel. Interstate 581 is about 2 miles east, and another 2-mile drive north leads to downtown Roanoke. Blacksburg is about 40 miles west, and the Roanoke-Blacksburg Regional Airport is 15 miles north via the same highway. The Amtrak Station downtown follows the Northeast Regional Route to cities like Boston and Richmond. Numerous Valley Metro bus stops are on Brambleton Avenue.
