Turn-of-the-century houses at a low price
Early 20th-century homes dot Melrose-Rugby’s gridded, sidewalk-lined streets. Chain-link fences surround the front and back lawns of red-brick bungalows. Concrete driveways stretch alongside four-bedroom American Foursquare-style houses. Oak trees shade minimal traditional cottages on 6,000-square-foot lots. Buying in Melrose-Rugby typically costs between $100,000 and $200,000, a range less than a Roanoke home’s average $300,000 selling price. “Houses here have good bones, but they’re over a century old and have some wear and tear,” says Rene Reiner, the owner-broker of Reiner Realty, who has sold several homes in the area. “They need renovations, and that’s where the cheaper price comes in.”
Several parks within walking distance and access to the Run Lick Greenway
Tennis courts and a playground surround the community center at Eureka Park on Carroll Avenue. Inside, the basketball court hosts numerous youth and pick-up games year-round. Black-owned food vendors, drum lines and dance groups celebrate Juneteenth at the green space every year. Locals jog the hilly sidewalks at McCadden Park, where the wide-open green space is often used to play ultimate frisbee and soccer. The Lick Run Greenway is accessible off 10th Street, immediately passing through Brown Robertson Park’s birch tree-shaded section. Continuing less than a mile east, the path stretches across Washington Park, dotted with bounce houses and water slides on Monday through Wednesday for the free Summer Fun program. “Greenways are a big deal in Roanoke,” says Reiner. “Run Lick is one of the longer ones, aside from the Roanoke River Greenway, which is in the city’s more central area.” Just 2 miles south, Bridge Street is the closest access point for the Roanoke River Greenway. a 13-mile route with Mill Mountain views and several canoe launches.Baby music groups, movie nights and STEAM workshops are regular events at the stainless steel and yellow Melrose Branch Library. The contemporary-style building is adjacent to a Goodwill. Another community hub in the neighborhood is the Williams Memorial Baptist Church, where The Melrose-Rugby Neighborhood Forum meets on the last Tuesday of every month to discuss topics like crime watch and park clean-up.

C grades for Roanoke City Public Schools
Children here can attend the Roanoke Academy for Math & Science, located in McCadden Park, and then continue to Addison Middle. Both schools have C grades on Niche. Lastly, students may go to C-plus-graded William Fleming High, where they are offered over 20 Advanced Placement classes, like environmental science, human geography and studio art.
Commercial options on Melrose Avenue and proximity to the Valley View Mall
A CVS, Family Dollar and a few locally owned eateries line Melrose Avenue in the neighborhood’s southern region. Island Jerk serves Jamaican classics like slow-cooked oxtail and goat curry from its lime green, take-out-only storefront along the thoroughfare. Since 1985, the 800,000-square-foot Valley View Mall has been a regional shopping destination with stores like Macy’s, Ulta Beauty and Barnes & Noble. Its two-story layout also houses numerous chain restaurants, including Olive Garden and Chick-fil-A. “Valley View Mall is the biggest, and probably the nicest, shopping center in Roanoke,” says Reiner. “It’s just a quick drive across Interstate 581, so people go there for weekly grocery shopping, too.” A Walmart Supercenter and Target are across the street from the mall’s main building.
Downtown Roanoke is just a quick drive away from Melrose-Rugby
While it’s easy for residents to walk to parks, Melrose-Rugby is a car-dependent community. Orange Avenue connects the neighborhood to Downtown Roanoke, just 3 miles southeast. The city center is home to the Carilion Roanoke Community Hospital and the Roanoke Amtrak Station, offering routes to East Coast cities like Philadelphia and New York City. The neighborhood has Numerous Valley Metro bus stops, and the Roanoke-Blacksburg Regional Airport is 3 miles north. A 40-mile drive south on Interstate 581 leads to Blacksburg.
