Affordable neighborhood 2 miles from downtown Roanoke
Morningside is an affordable neighborhood in southeastern Roanoke, about 2 miles south of downtown and bordering the Roanoke River. “There’s been a lot of rejuvenation to homes in that area,” says Alex Taylor, Roanoke local and Realtor with Mac Westland Real Estate Group. “Either through investors picking up rentals to fix up or for first-time homebuyers to customize.” Homes aren’t all that’s getting a facelift in Morningside. The former Roanoke Industrial Complex, with its brick buildings and smokestacks, sits in the southern part of the neighborhood. Through his Riverdale project well-known Roanoke developer Ed Walker is transforming the grounds into a modern mixed-use community. But, for now, this is an affordable neighborhood that isn’t short on things to do, with access to three parks, a library and a location close to downtown.

The Riverdale project spanning more than a decade
The $50 million Riverdale project will transform the over 100-acre Roanoke Industrial Center, turning it into a work-live-play area in southeast Roanoke. This waterfront community will have apartments, restaurants, an entertainment stage, art studios and pickleball courts within walking distance of the Roanoke River Greenway. The project is scheduled to reach completion in 2040, with apartments being the initial phase potentially completed by 2029. These units will be available to rent, and there has been concern among current residents that the project will be too expensive for current southeast Roanoke residents; however, Walker has stated that affordability is a project priority.

Established neighborhood with homes buyers can make their own
Homes in Morningside line streets that run up and down the neighborhood’s hills. Most streets embody a single home style, with American Foursquare and Craftsman being the most common. There are also a few bungalows, Cape Cods and ranch-style houses scattered throughout the neighborhood. While some properties have driveways, it's common to see cars parked on the curb in Morningside, and above-ground powerlines cast shadows onto skinny concrete sidewalks. Potential homebuyers can find a house here for between $140,000 and $250,000, with condition being the biggest contributor to price variation. “There are a lot of fixer-uppers,” Taylor says, referring to homes that still have things like 1970s appliances. “If you don’t mind putting work in, you can move into a house and make it your own.”

Mornings at Chris’s Coffee & Custard
The southern part of the neighborhood has a large industrial and commercial presence, with facilities like Chemsolv, Inc. Railways also run through this area. Near this industrial and business complex, local favorite Chris’s Coffee & Custard serves up sweet treats and morning pick-me-ups in a small shop with exposed brick walls and a rustic interior. “Chris is a gentleman with Down syndrome who loves to cook,” Taylor says. “His parents, through local funding, were able to set up his own restaurant.” To go grocery shopping, residents can head to Walmart Neighborhood Market, which is about 2 miles east of Morningside. And for weekends of window shopping and dining at restaurants like Sidecar, which serves European-style dishes, downtown Roanoke is about 2 miles north.

Students get college-ready at Patrick Henry High School
Roanoke City Public Schools serve the neighborhood. Students can attend Morningside Elementary School and John P. Fishwick Middle School, which both receive C-plus scores from Niche. They can finish their public education at Patrick Henry High School, which scores a B from Niche and offers Dual Enrollment with Virginia Western Community College.

Belmont Park and Morningside Park
Belmont Park sits on a hill across from John P. Fishwick Middle School. A baseball diamond and tennis courts are at the bottom of the hill, and as visitors walk up, they’ll find a playground, a basketball court and restrooms. A nature trail dotted with picnic tables runs through the top half of Belmont Park, while the Belmont Branch Library sits at the front of the park. In addition to being a space to read or study, the library hosts events throughout the year, like Zoosdays at the Library with the Mill Mountain Zoo. Nearby Morningside Park also rests on rolling hills, with natural trails running through forest and grassy open space. Kids can enjoy the playground or basketball court while adrenaline junkies head to the Morningside Bike Park, an in-progress project. As it stands, the bike park has the Beginning Loop Flow Trail, a 1.25-mile dirt path with progressive jumps, and the Bluebird Jump Line, a downhill jump line of intermediate difficulty. Phase III of the trek will include an advanced skills area. Morningside Park also has a LEAP Community Garden, where residents can rent plots of various sizes equipped with hand tools, irrigation and compost.

Getting around Morningside
Morningside's main thoroughfare is 9th Street, which cuts through the center of the neighborhood. Valley Metro buses along this road lead throughout Roanoke. U.S. Interstate 581 is just outside the neighborhood. It connects to U.S. Interstate 81, the main interstate leading in and out of southwestern Virginia. Vinton is about 3 miles northeast via Dale Avenue, while Salem is about 13 miles northeast using I-581. In case of emergency, Carilion Roanoke Memorial Hospital is about 2 miles west. And when it’s time to fly, the Roanoke-Blacksburg Regional Airport is about 7 miles northwest.
