Preston Park offers Roanokers easy access to conveniences and homes on quiet streets. In 1949, the neighborhood was annexed from Roanoke County, and much of its housing reflects the period’s rapid suburban development. Ranch-style homes with yards large enough to toss a ball around sit on wide, walkable streets, and the neighborhood’s elementary schools are within walking distance of many homes. Now, this city neighborhood is close to many of Roanoke’s conveniences. What’s happening on Williamson Road
The neighborhood's main commercial thoroughfare is Williamson Road, which runs along Preston Park’s western border. It’s lined with businesses, from car dealerships and mechanics to antique stores and restaurants. The New Yorker Deli is a Roanoke main-stay that first opened in 1959 as a stop-and-shop grocery store that, due to its popularity, quickly developed into a restaurant. Now, this spot is the go-to for potato salad subs in the Star City. It also has a deli counter with desserts, meats, cheeses, olives, beer, wine and more. Nearby Basil Pizza Roanoke is a casual spot that serves cheesesteaks, calzones and pizzas for dine-in or takeout. The restaurant’s basil is grown in-house and can be seen inside the dining room or on the building’s exterior. For a night out, W.R. Brews is a casual dive bar with pool tables where many locals head to watch the game. Second-hand shops like Roanoke Pawn and Antique Emporium sell one-of-a-kind treasures. But just outside the neighborhood sits the Valley View Mall, where locals can buy themselves something new at retailers like Macy’s, Belk and American Eagle Outfitters. Preston Park is also a short drive to grocery stores like Aldi and Kroger, as well as stores like Lowe’s Home Improvement.

Preston Park, the Blue Hills Golf Club and the Williamson Road Library
“It’s a friendly and family-oriented place,” Avis says. “There’s a lot of different activities for all ages.” Preston Park, with its gentle hills, soft grass and skinny wooden fence, feels pastoral. Dogwood, pine and oak trees shade benches and pockets of green space, and The Blue Ridge Mountains are visible in the distance. In addition to a playground, the park has basketball, volleyball, futsal, tennis and pickleball courts. This is also the site of the Preston Park Recreation Center, which hosts after-school programs and has rooms available to rent for events. Golfers head to nearby Blue Hills Golf Club, a public 18-hole course, to hit the links. With mountain views and gently rolling terrain, this is a great place for beginners and seasoned pros. There’s also a restaurant with a fully stocked bar here. While enjoying their meal from café tables on the wooden deck, visitors can view the course below. And for some family time indoors, the Williamson Road Library is within the neighborhood, hosting events like Storytime, The Music Circle and even Zumba.

Quaint suburban housing
Most of the neighborhood’s housing stock consists of ranch-style, Cape Cod and American Foursquare homes, with a few shotgun-style, split-level and Colonial Revival properties sprinkled in. Flowering dogwoods dot front yards along the neighborhood’s gentle hills, while decks and patio spaces sit out back. Powerlines shade concrete sidewalks, and the Blue Ridge Mountains are visible in the distance. Depending on size, age, and condition, potential homebuyers can find a property in Preston Park for between $150,000 and $450,000.

Roanoke City Public Schools
The neighborhood is zoned for Roanoke City Public Schools. There are two elementary schools in the neighborhood: Monterey, which gets a B-minus from Niche, and Preston Park, which gets a C-plus. Students can continue their public education at James Breckinridge Middle School, which Niche grades a C, before graduating from William Fleming High School, which receives a C-plus. William Fleming offers two honors societies: the National Honor Society and Mu Alpha Theta, the only nationwide Honor Society for Mathematics.

Getting around Preston Park
While Preston Park is located in the northern part of Roanoke, Avis says, “You can drive throughout all of Roanoke in 20 minutes, and there’s not a ton of traffic.” Williamson Road on the neighborhood’s western border eventually connects with U.S. Interstate 81, with bus stops leading throughout Roanoke. Locals can reach Downtown Roanoke, about 3 miles south, using Williamson Road. Salem is about 10 miles west, and Vinton is about 5 miles southeast. Preston Park is right next to the Roanoke-Blacksburg Regional Airport, which can make things a bit noisy but is also convenient for travelers.
Valley Metro bus lines are great transportation options in Preston Park.
Downtown Roanoke is just a short drive from Preston Park.
