Convenient neighborhood in northern Roanoke
Roundhill is a neighborhood defined by convenience, bordering U.S. Interstate 581 and the Roanoke-Blacksburg Regional Airport and home to the Valley View Mall. “It’s as central as you can get in the northern Roanoke area,” says Roanoke local and Realtor with Realstar Realtors LLC, Noah Beckley. “What draws people is the closeness to everything.” While it's surrounded by modern conveniences, the neighborhood maintains relatively quiet streets – commerce doesn’t bleed into residential areas, and plane flight patterns do not go over homes.
What’s happening at Valley View Mall
The Valley View Mall spans 800,000 square feet, with retailers like Dick’s Sporting Goods, Belk and H&M. It first opened in 1985 when indoor malls were sweeping the United States. “Valley View has always been the spot for shopping,” says Beckley. “It’s more like a classic mall, with shops and restaurants inside. I grew up going there, and it hasn’t changed much. It has its original feel.” While the mall itself has retained its character, the surrounding areas have continued to expand, adapting to the modern day. The District, an open-air shopping facility with sidewalks connecting storefronts, brought new shops and restaurants to the area, like Barnes & Noble and Carrabba’s Italian Grill. At the same time, the 16-screen Regal View Grande movie theatre and the All in Adventures Escape Room provide exciting entertainment options. North of the mall and next to the Roanoke-Blacksburg Regional Airport are even more commercial conveniences, including grocery stores Kroger and Aldi.
Getting around Roundhill
Roundhill residents can easily travel throughout Roanoke. U.S. Interstate 581 encompasses the neighborhood’s western border and connects to U.S. Interstate 81, which leads 35 miles west to Christiansburg and 45 miles west to Blacksburg. Valley Metro buses run along Greenland Avenue, Grandview Avenue, Williamson Road and Hershberger Road, leading throughout the city. The neighborhood’s northern border pushes up to the Roanoke-Blacksburg Regional Airport, which brings hotels to the Valley View Mall area and planes to the skies. However, Beckley says, “The flight patterns don’t go over the neighborhood. They come close, but they don’t fly over those streets.”
Huff Lane Park’s outdoor experiences
On Valley View Boulevard, across from the Valley View Mall, sits Roundhill’s sole park, Huff Lane Park. Here, youth sports leagues compete on the two baseball diamonds; teens shoot hoops on the basketball court; kids run around on the playground; and tennis players swing rackets on the tennis courts. Recent renovations to Huff Lane brought a new picnic shelter and an inline skating rink where rollerbladers circle.
First-time homebuyers and established residents
Homes in Roundhill sit on wide, walkable streets, some with concrete sidewalks. There are mostly small properties here – Cape Cop and ranch-style homes – and some neighborhood roads encompass a single style. A few American Foursquare and Colonial Revival homes are also scattered throughout the neighborhood. Potential homebuyers can find a property here for between $150,000 and $350,000, depending on size, age and condition. “It’s more affordable than other places in Roanoke,” Beckley says. “Home prices are accessible for first-time homebuyers. That’s mixed in with a good number of people that have lived in their homes a long time.”
Roanoke City Public Schools
The neighborhood is zoned for Roanoke City Public Schools. Students can attend Round Hill Elementary School and Breckinridge Middle School, which both receive C’s from Niche. They can finish their public education at William Fleming High School, which gets a C-plus and offers various clubs, including an Air Force ROTC program.
