One of Roanoke’s oldest neighborhoods
Villa Heights is one of Roanoke’s oldest neighborhoods, first subdivided in 1910. Growth began in the 1930s and lulled until about 1970, when the neighborhood saw a surge in residential development. Roanoke local and Realtor with MKB Realtors Scott Avis says, “This is an area where people tend to stick around a long time. People grew up in the neighborhood, went to the same elementary school, and are sending their kids there now.” There’s been limited expansion over the past twenty years, and the neighborhood lacks a sign at its entrance, but Avis notes that locals like this charm. Outside interconnected residential roads sits the Roanoke Country Club, which takes up much of the neighborhood’s land. This private club is popular in the summer, with a swim team and camps for kids. Melrose Avenue, which encompasses the neighborhood’s southern border, offers residents a variety of businesses and services. It has buses leading throughout Roanoke, making traveling throughout the Star City of the South easy.

The Roanoke Country Club and Villa Heights Park
The Roanoke Country Club opened in 1899. This private club has the Roanoke Valley’s largest indoor and outdoor tennis facility and a 27-hole golf course. In the summer, kids splash in the pool, slide down the waterslide, join a camp or compete with the swim team while their parents play pickleball on the new courts. The Tudor-style clubhouse includes two restaurants with golf course views and one bar. The Terrace Grill is a more formal spot, while the Tilighast Grill is a casual eatery and social space. The club’s bar, The Terrace Pub, is an intimate space for members to relax with a cocktail before dinner. Next to the country club sits a Methodist home for the elderly. Nearby, Villa Heights Park has a historic Greek Revival home atop its single hill. Beside it, kids run around the playground, and teenagers play pick-up games on the basketball court. In the green space at the bottom of the hill, there’s a baseball field and a large grassy area where team practices are held.

1930s and 1970s housing
Villa Height’s housing stock mainly consists of Cape Cod, ranch-style and American Foursquare homes that cost between $115,000 and $290,000. A few scattered Colonial Revival and Tudor Revival homes also fall within this range. Potential homebuyers will find traditional homes with shaded porches in the southern part of the neighborhood. Residents know each other’s names in Villa Heights, and the front porch is known as a gathering place for neighbors, where dog walkers stop and talk to seated coffee drinkers. “It’s a really friendly place,” Avis says. Moving south, the neighborhood’s split-level and ranch-style homes reflect the developmental boom in the 1970s.

What’s happening along Melrose Avenue
Churches, convenience stores, services and fast-food restaurants in various strip malls line Melrose Avenue. The Screaming Vegan has a colorful exterior and serves meat-free burgers and sandwiches inside. The Roanoke Grocery Market, a small grocery store specializing in Mediterranean, Middle Eastern and halal foods, is also on Melrose. The owner commutes to D.C. once a week, bringing meats to butcher or for meat pies back with him. For a larger grocery trip, residents can head to the area surrounding the Valley View Mall, about 3 miles away, where there’s a Target, Walmart Supercenter, Kroger and Aldi.

Roanoke City Public Schools
The neighborhood is zoned for Roanoke City Public Schools. Students can attend Westside Elementary School before Lucy Addison Middle School, both of which receive C grades from Niche. They can finish their public education at William Fleming High School, which gets a C-plus and offers many clubs, including an Air Force ROTC program.
West Side Elementary School serves about 640 students with a C rating on Niche.com

Getting around Villa Heights
The Valley Metro buses run along Melrose Avenue, leading residents throughout Roanoke via public transit. To reach Downtown Roanoke, about 4 miles southeast, locals can use Orange Avenue. Salem is about 5 miles away, and residents can get there using Melrose Avenue, while Vinton is about 6 miles away and accessible via Orange Avenue. Carilion Hospital, one of Roanoke’s largest employers, is about 5 miles south of the neighborhood. “The hospital has brought a lot of new people to the area,” Avis says. “But this area is further from it and has maintained some of its charm, with older housing and residents who have stayed in their homes.” And when it’s time to fly, the Roanoke-Blacksburg Regional Airport is about 3 miles north.
