Walking to shops and meals on Route 460
Washington Heights is one of the most walkable Roanoke neighborhoods along the northern section of Peters Creek Road. Most of its streets are in a grid pattern, making it easier to navigate them by foot even though sidewalks are rare. There are a handful of local businesses in the neighborhood along Route 460. For example, most residents are within a mile of two grocery stores and a Salvadoran restaurant, and they don’t have to cross traffic-laden Route 460 to get there. Most people in the neighborhood use cars to get around the larger Roanoke area, and that’s when Route 460 comes in handy. The road passes through the center of Roanoke and extends to downtown Salem. Washington Heights is part of northwest Roanoke, where houses are smaller than the larger brick properties in southwest Roanoke, says Alex Taylor, a Realtor with Mac Westland Real Estate Group. However, the tradeoff is Washington Heights offers lower home prices and a direct route to the breweries and restaurants of downtown Salem.
Halal, Central American groceries in Washington Heights
One of the neighborhood grocers is Roanoke Grocery Market. The store opened in 2021 to provide northwest Roanoke with halal and kosher groceries. The butcher prepares kabobs and sausages, and most of the pastries are baked in-house. La Olanchanita carries Mexican, Honduran and Salvadoran groceries. Next door, people can dine on made-to-order pupusas at Pupuseria Salvadorena Las Delicias. Washington Heights borders Peters Creek Road, lined with stores and strip malls. At City Line Square Shopping Center, there’s a Food Lion and Family Dollar. Locals shop at department stores and fashion retailers 3 miles away at Valley View Mall.
Electronic game and instruments at Countryside Park
Countryside Park, the closest public park, is more than a mile outside the neighborhood. The playground includes features not available at other Roanoke parks, including an oversized xylophone and a game that invites kids to chase flashing electronic lights around a circle. Walkers, joggers and cyclists can access a half-mile segment of the Lick Run Greenway from Countryside Park. East of Washington Heights, members golf, swim and play tennis at the 125-year-old Roanoke Country Club. Founded in 1908, Fairview United Methodist Church is one of three churches in the neighborhood. The church runs a food pantry every other Thursday.
Compact midcentury homes
Small minimal traditional houses and ranch homes are the dominant styles; a few houses have been built on infill lots since 2000, but they tend to resemble the other midcentury designs. Chain link fences border many of the small lots, and homeowners often park their cars along the street or in their yards because not every house has a driveway. There’s a cluster of apartments on the northeast corner, but single-family homes are most common. Typical prices start around $100,000 and top out in the low $200,000s. Peters Creek passes through the southwest edge of Washington Heights, and a flood zone surrounds it. There are a few homes in or near the zone; lenders may require homebuyers there to have flood insurance.
Roanoke schools open technical education center
Washington Heights is home to Westside Elementary School, while Lucy Addison Middle School is 3 miles down Route 460. Niche gives each school a C. C-plus-rated William Fleming High School is just over a mile away. In 2024, Roanoke City Public Schools opened the Charles W. Day Technical Education Center next to the school. High schoolers can study automotive technology, sports medicine and 18 other programs in the center’s 33 labs and classrooms.
Route 460 connects Roanoke, Salem
Route 460 on the neighborhood’s south side is a primary connector between Roanoke and Salem, and residents are within a 5-mile drive of both downtowns. Passengers can catch the Valley Metro bus on Melrose Avenue, taking it to the Walmart in Salem or Downtown Roanoke. They can also hop on a bus across the street from Westside Elementary School and ride to the Food Lion on Peters Creek Road. The bus arrives at stops about once an hour, limiting its usability. It’s 3 miles to Interstate 81, the primary highway through western Virginia.
Build rockets, learn gardening at Melrose Branch Library
The Melrose Branch Library is less than 2 miles down Route 460, providing free crafts and classes for locals of all ages. Kids can build rockets at the STEAM lab, video game enthusiasts can learn how to start making their own games and adults can pick up the basics of urban gardening.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
