Robinwood is a growing country suburb in Western Maryland
Located on the east side of Hagerstown, Robinwood is a collection of suburban subdivisions where the distinct scent of farmland still occasionally drifts on the breeze. In recent years, it has seen significant growth as new homebuyers migrate from surrounding counties, seeking out well-priced homes with access to solid schools and modern amenities. “Hagerstown has kind of rolled back on the residential development, so stock is stabilizing at the moment,” says Kristi Jacobs Williams, a Realtor with Samson Properties and a lifelong Maryland resident who has been selling real estate for 28 years. “Lately, the economic development teams have been making earnest efforts to increase businesses moving here.” Robinwood bears witness to this development, with a medical school currently being added to a hospital in the neighborhood and a brand-new minor-league-baseball stadium breathing new life into the downtown area. “They’re really pumping money into replicating what’s been happening in Frederick, and it’s been a pretty logical flow,” Williams says. “All the same, it’s still pretty country out here. You might hear trucks roaring down the road, but you’ll also hear cows and tractors, too. That’s what being out in the country is like.”
Remote workers will find more space and a variety of housing styles
As prices rise in surrounding counties, Robinwood has become an increasingly popular landing spot for buyers looking for value. “Moderate housing pricing is the biggest thing for clients who are relocating,” Williams says. “That’s one of the really nice things about the area, is that you still can get affordable housing. Robinwood has some well-priced newer townhouses, and they are a whole lot bigger here than surrounding counties.” Modern townhouses in the neighborhood come in many shapes and sizes, with modest Craftsman-influenced versions sharing walls with ornate Colonial Revivals. These tend to range in price from around $370,000 to about $450,000. In other parts of the neighborhood, prospective owners will find more familiar Federal-style townhouses priced between $280,000 and $350,000. On the north side of the neighborhood are midcentury ranch-style homes, with prices varying from about $300,000 to $400,000. “A lot of times, when people are shopping for houses, they look at school districts and commutes,” Williams says. “Out here, you get more value. If you took one of these houses and put it in Frederick, it might be between $650,000 and $700,000. Here, it’s $450,000. So if you can work remotely and the internet is just as strong, it’s kind of a big deal.” Spacious Modern Traditional homes on large lots are also available, costing anywhere from $455,000 to $700,000.
Hagerstown Community College offers camps and athletic programs
Robinwood is zoned for Eastern Elementary School, which scored a B-minus from Niche and hosted an inaugural countywide chess tournament in 2024. Smithsburg Middle, rated with a B, saw its boys’ basketball team crowned as the 1A Rookie Division Champions in 2024. Students can finish at Smithsburg High, graded with a B-plus by Niche, which ranks it as the third-best public high school in Washington County. The neighborhood is also home to Hagerstown Community College, Maryland’s first community college, founded in 1946. “I think the community college is a pretty big draw for people in the area,” Williams says. “There was a time when Frederick Community College didn’t have certain types of sports teams, so a lot of people would just cross the county line to come to Hagerstown. It’s a good option for the local kids, too, since they run summer camps and such.”
The area offers parks, golf courses and access to outdoor recreation
Robinwood is a quick 3-mile trip along Jefferson Boulevard to Pangborn Park, where residents can square off at the croquet club or spend a quiet morning fishing in the pond. From here, a paved walking path winds beneath the trees to Fairgrounds Park, home to an ice rink, a skate park and several outdoor athletic fields. For a more natural experience, Hagerstown City Park affords the opportunity to stroll around a lake and feed the ducks. “Hagerstown is certified by the Arbor Day Foundation as a Tree City, USA, which has been recognizing green communities across America since 1976,” Williams says. “It’s a very green and active area." The Hagerstown Field House opened in 2025. The 114,000 square foot facility has indoor sports courts, fitness memberships and youth sports. Golfers will enjoy the community’s location between the driving range and nine-hole course at Yingling’s Golf Center to the north and Black Rock Golf Course to the south, which features an indoor simulator, a driving range and an 18-hole course. At Ditto Farms Park, residents can play disc golf on an 18-hole course.
Robinwood residents are close to local restaurants and groceries
Groceries can be found across Dual Highway at Martin’s, and household necessities are available at the nearest Walmart Supercenter, just 7 miles away from Robinwood. Modest neighborhood takeout spots like Rocky’s New York Pizza offer quick bites, while more extensive options are available in downtown Hagerstown. “In the past five years, they’ve had a good uptick in terms of restaurants and cultural offerings,” Williams says. "They’re doing a lot of work to transform it into Frederick, 20 minutes from Frederick." Broad Axe on East Franklin Street is a popular lunch spot for casual American pub food. At Valley Mall, a quick 8-mile drive west, locals can shop at over 100 retailers before stopping in for a meal at one of its many restaurants. “If you want a good snack, go to Big Papi’s tacos,” Williams adds. “If you like birria, theirs is top-notch. They also make one with shrimp and shredded beef, but the birria is the best.”
The Hub City is close to Frederick and Washington
Hagerstown is also known as Hub City, and on the eastern edge of town, Robinwood offers quick access to the confluence of Dual Highway and Interstate 70. Frederick is a 27-mile drive southeast of the neighborhood, while Washington is 40 miles farther. The neighborhood is also a short 8.5-mile trip from Hagerstown Regional Airport, which offers direct flights to vacation destinations, like Orlando, Florida, and Myrtle Beach, South Carolina.
Downtown Hagerstown buzzes with arts, culture and family fun.
A recent boom of downtown revitalization in Hagerstown ensures that Robinwood residents are always within reach of entertainment. “You’ve got your rural areas, you’ve got your shady parts of town, but at the same time you’ll go around the corner and see they’re doing city revitalization and building a $70 million ballpark,” Williams says. At Meritus Park, folks can cheer on the Flying Boxcars, the local Atlantic League of Professional Baseball team, head to Hub City Vinyl for live music in Maryland’s largest record store or check out the latest exhibit at the Washington County Museum of Fine Arts in City Park. There are also regular live performances at the Maryland Theatre, and children can get hands-on educational experiences at the Discovery Station Science Museum.
Meritus School of Osteopathic Medicine opened in 2025
Since 2010, Robinwood has been served by the Meritus Medical Center, a 300-plus-bed hospital that was recently named a 2024 top surgical center in Maryland by Healthgrades. Along with emergency care and specialist treatment, Meritus School of Osteopathic Medicine opened in 2025. The campus also includes office space, a library and a café.
