1950s-era housing on the outskirts of ‘Destination Medical Center’
On Friday nights in the fall, the John Marshall High School Rockets' kick off on the football field, and residents can walk from a few streets over to watch the games. Sharing its name and space with the high school, the neighborhood of John Marshall, is also about 2 miles from the Mayo Clinic’s St. Mary’s and Methodist campuses. John Marshall residents, most of whom live in modest single-family homes dating back to the 1950s, can commute to the hospital on foot, bike or public bus. Routes pass by shopping centers and neighborhood churches like St. Pius X, and tiny eateries on the way to Downtown Rochester, which is constantly expanding. “I’ve been here for 33 years,” says Amy Lantz, owner of Amy’s Fire Realty. “When I was just starting out in 1991, we were at 80,000 people. Now we’re at 130,000.” According to Lantz, Mayo has invested $5 billion in a new hospital in the heart of the city, a project called “Destination Medical Center” and with that, housing demand has only increased in neighborhoods like John Marshall.

Mid-century homes on compact lots
Mid-century homes, many of which are single-story ranch-styles and split-levels, sit side-by-side on compact lots. Sale prices range from around $200,000 to $300,000, with the exception of a few investment properties, which sometimes sell for under $150,000 and often require extensive renovations. Streets are lined with sidewalks and decades-old trees, and there are both attached and detached single-car garages. To the west of the neighborhood beside Highway 63, residents will find manufactured homes and the Berkshire Village Apartments. “A lot of people come here for treatments [at Mayo],” says Lantz, and that’s when short-term stays and rental units come in handy.

BBQ pork and vegan grilled cheese in The Design District
John Hardy’s BBQ has been a Rochester staple since the 1970s. The take-out menu includes items like Whole Smoked Chicken, while dine-in customers can enjoy shredded pork with mac & cheese and sweet potato tots. “I’d check out Old Abe in the Design District, which is a renovated two-story house that’s now a pure vegan restaurant,” says Nelson. They sell Drift Dough Donuts, veggie bowls and vegan grilled cheese sandwiches. Nearby, Forager Brewery and Cafe has a made-from-scrath eats, craft beer and monthly trivia nights. Hy-Vee in Barlow Plaza is the go-to for groceries, and some residents live close enough to walk to and from the store with their week's worth of ingredients in tow.

Walking trails with views of the city
Indian Heights Park, which spans a few dozen acres and features a network of rustic trails, is home to the historic Wilson House and the Assisi Heights Spirituality Center. Due to the park’s elevation, walkers are treated to scenic views of the Rochester skyline and the Zumbro River. Also nearby is Cook Park, which has a sand volleyball court and picnic space. In the summertime, the Mayo Clinic sponsors FORWARD Park Concerts, where neighbors set-up folding chairs in the grass before ordering food from vendors like F&J Compadres and The Wandering Scoop. Kutzky Park, just south of John Marshall, features paved trails that border Cascade Creek. The creek connects to Cascade Lake and Cascade Lake Park, where visitors can fish from the pier or sun themselves on the park's small beach.

Arthouse cinema and downtown events sponsored by Mayo
Pop’s Art Theater, a relatively new addition to the Rochester area, borders Cook Park. “As a single-screen arthouse space, what we usually play is a combination of modern arthouse and repertory films from the ‘60s, ‘70s and ‘80s.” Some members, according to co-owner Nathaniel Nelson, stop by for every show. “A lot of people are also transient: the people in Rochester, Mayo Clinic patients and their families who come through,” adds Nelson. Other highlights include Rochester events like Thursdays Downtown and Social-ICE. “Thursdays Downtown, it’s where locals come to put their wares out and people walk up and down the road, try food and buy different types of jewelry, rugs, stuff like that,” Lantz says, noting, “We also have live music on Sunday nights in the summertime. And they have ice sculptures, ice drinks and winter activities at Social-ICE.”

Electives and CTECH pathways at John Marshall High School
Neighborhood kids can attend schools like Elton Hills Elementary, which Niche grades with a B-minus; John Adams Middle, which earns a C-plus and the B-rated John Marshall High, which is within walking distance. At John Marshall, or JM as its known locally, English electives include creative writing, contemporary novels and philosophical thinking courses. Through the CTECH engineering pathway, students can also take classes in robotics and computer-integrated manufacturing. Or for those interested in agriculture, courses like Greenhouse Plant Production provide plenty of hands-on experience.

Rochester Public Transit, bike trails and a subway system
Public buses run along John Marshall thoroughfares like 14th Street and 11th Avenue, connecting the neighborhood to St. Mary’s Hospital, the Mayo Clinic’s oldest Rochester campus, and downtown, where Lantz says parking can sometimes be challenging. The city also has a network of paved trails popular with cyclists. “Our hospital downtown is all connected by skyway and subway. You can walk underneath the ground if you want. You don’t ever have to go outside,” notes Lantz. This is especially helpful in January, when temperatures sometimes drop below zero. In general, however, Lantz says winters in Rochester are more mild than in Southwestern Minnesota. It takes about an hour and a half to drive the 90 or so miles along U.S. Highway 52 into the Twin Cities, and Rochester International Airport also offers direct flights to Minneapolis/St. Paul, as well as Chicago/O’Hare.
