Residential streets border an up-and-coming design district
In Washington, a Rochester neighborhood less than 2 miles from downtown, Old Abe Coffee Shop serves colorful vegan grain bowls and artisan donuts from what was once a residential home. Down the street, Pop’s Art Theater screens indie and repertory movies, and Cook Park hosts free outdoor concerts in the summer. It’s all part of Rochester’s up-and-coming Design District. “We’ve been around since April of 2023,” says Pop’s co-owner Nathaniel Nelson. “There was a former theater that closed down, and we decided to renovate the space.” These businesses border Washington’s gridded residential streets, where modest cottages date back over 80 years. A few blocks north, the elevated hiking trails at Indian Heights Park offers sweeping views of the Zumbro River and the Mayo Clinic's towers. It’s common for residents of Northeast Rochester neighborhoods — like Washington — to work at the world-renowned hospital in roles ranging from maintenance staff to pharmacy technicians, nurses and more. Directly west, U.S. Route 52 provides a straight shot to the Twin Cities less than 90 miles away.

The majority of homes in Rochester’s Washington neighborhood were constructed in the late 1940s and early 1950s, back when the city’s population was still below 30,000. It’s common to find cottages with pitched roofs, ranch-style houses, Cape Cods, and bi-levels from this era here, and prices range from around $220,000 to $400,000. Although prospective buyers will sometimes find attached garages, single-car detached garages are most common. Lot sizes average under a quarter of an acre, and sidewalks are shaded by oak trees planted during the early days of the neighborhood; deep-set roots create the occasional crack in the concrete. Some homeowners park motorboats in their narrow driveways, while others use this space to set up a basketball hoop.

Newcomer Services at Rochester Public Schools
Most of the neighborhood is zoned for Elton Hills Elementary School, which receives a B-minus from Niche. Kids in grades six through eight can attend the C-plus-rated John Adams Middle, a short drive north. The final stop on the public school pipeline is John Marshall High School (JM), which has a B Niche grade. Rochester Public Schools offers Newcomer Services for those new to the English Language — and the country — and JM has concurrent enrollment opportunities through Rochester Community and Technical College (RCTC). CTECH course options include Data Science with Python and Foundations of Culinary Arts.
Reimagined classics at Old Abe and hot sandwiches at Grandma’s Kitchen
Along with Old Abe, which serves vegan BLTs and “duck” po' boys, this part of Northwest Rochester is also home to long-running staples like Grandma’s Kitchen. Owner Sudati Villalobos says hot beef, turkey and pork sandwiches are popular with regulars, some of whom stop by multiple times a day. “We cook the meat all night,” she says, adding that Grandma’s is one of those businesses that people like to check in on. “It’s a restaurant that people call in just to see if it’s doing OK. I had a customer yesterday who said, ‘Oh, well, I don’t ever want to lose the business.’ Customers will offer to give each other rides…we know each other by name.” Since 1977, Grandma’s has embodied “Minnesota Nice.” For groceries, most Washington residents will stop by the Hy-Vee in Barlow Plaza or drive to Silver Lake Foods in the Silver Lake Shopping Center. Asian Food Store has imported goods, and highway 52 is bordered by an assortment of barbeque joints, taco stands, appliance stores and auto shops.
Dining options in Washington include Old Abe's Coffee Shop.

Outdoor movie nights in Cook Park and downtown maker’s markets
During the summer months, Washington’s neighborhood association collaborates with Lowertown’s to plan outdoor movie nights in Cook Park. Families pack picnic blankets and folding chairs, and food vendors set up as the sun goes down. Kinney Creek Brewery, down the street from Old Abe, hosts trivia nights and live music on the weekends. In downtown Rochester, events include a weekly market formerly known as Thursdays on First — now Thursdays Downtown — which consists of artisan booths and live performances from local musicians. Starting at the end of May and continuing through August, residents can look forward to Rochester Honkers games; the minor league baseball team has ushered in the summer season at Mayo Field since the early 1990s. There are also year-round events at the Mayo Civic Center, a venue that’s hosted the likes of Bob Dylan and KISS.

At the neighborhood’s southernmost border sits Cook Park, where there’s a small playground, pickleball courts and volleyball nets beside Cascade Creek, which also flows through Kutzky Park. About a mile north, Indian Heights Park is composed of protected nature trails that offer sweeping views of the city, the Zumbro River and surrounding forests. There are over 100 parks within Rochester, and many are connected via a network of paved walking and bike paths.

A "very commutable" city with easy access to Minneapolis and Saint Paul
Med City traffic isn’t often an issue, especially when compared to densely populated cities on the East Coast. “Rochester is very commutable. Honestly, you can get to the farthest corner across town in a matter of 20 to 25 minutes,” says Realtor Jennifer Mitchell of Edina Realty. It takes around five minutes for hospital employees living in Washington to commute to the Mayo Clinic’s Methodist Campus, less than 2 miles south down 11th Avenue. St. Mary’s Hospital is also less than 2 miles — or five minutes — from Washington. There are public transit stops along 7th and 11th avenues, and some commuters prefer to bike. Highway 52 leads 10 miles south toward the Rochester International Airport; cities like Minneapolis and Saint Paul are a day trip away — less than 90 miles— up the same highway.
Although most people get around by car in Washington, public transit is available for commuters.
