Affordable homes amid leafy trees
Homes in the neighborhood are generally built in the early to mid-1900s, and feature classic architecture. The most common home style is Colonial, but residents can also find Craftsman and even Tudor-style homes throughout the neighborhood. Most homes are between 1,000 and 2,000 square feet, and sell for unexpectedly reasonable prices considering the proximity to the water. “Charlotte is not really known yet, so the homes have great value here,” Schick says. Most homes are priced in the $120,000 to $175,000 range, with some homes closer to Lake Ontario selling for more than $200,000. The neighborhood is highly walkable, with sidewalks and streetlamps welcoming pedestrians to come out for an evening stroll. The neighborhood’s opportunities for outdoor recreation define the community culture. Centrally located in the neighborhood is Turning Point Park, where locals hike and bike along the paved trails through the woods, admiring the waterfall and treescapes. “Turning point park is where everyone goes to walk,” said Mary Ann Uhrenholdt, an agent with ROC Realty Connections. “My grandkids go and dump their pumpkins there after Halloween so the animals can eat their pumpkins.”Along the shores of the lake, Ontario Beach Park marks the northernmost part of Charlotte, and visitors can go swimming, boating or fishing at the Charlotte Pier. The century-old Dentzel Carousel is a primary attraction, with hand-painted whimsical dutifully circling among classic carousel music. Visitors can pay $1 per ride, or $5 for all-day access. The Genesee River Trail stretches almost the entire length of the neighborhood for picturesque journeys by foot or bike.
Wings, ice cream and cocktails
Lake Avenue, the primary artery from the shoreline all the way to downtown Rochester, is lined with restaurants and bars that give the neighborhood a vacation-like culture. The family-owned Windjammers Bar & Grill has been a neighborhood staple for more than 35 years, serving award-winning wings as well as beer and other classic pub grub. Abbott's Frozen Custard next to the beach offers a sweet, chilled treat for overheated beachgoers. For nightlife, residents pull up a stool at Kim’s Woodshed Bar and Grill, a cabin-inspired local favorite with live music and dancing on weekends.For errands and essentials, residents can head to the Northgate Plaza one mile west of the neighborhood, where they can do their shopping at the Walmart Supercenter. Across the river to the east, Stutson Bridge Plaza includes salons, a pharmacy and Herrema’s Food Market. “Charlotte can be a seasonal attraction, so a lot of businesses make more money in the summer when people in the Rochester area are visiting more frequently,” Schick notes.
“There’s always something happening”
Charlotte residents have plenty to do within a short drive or walk from their homes. “There’s always something happening at the beach,” Uhrenholdt says. Public events at the lake draw the community regardless of the season: the Rochester Polar Plunge is held at the beach in February to raise money for the New York Special Olympics. Beyond afternoons at the beach, they can visit the Seneca Park Zoo just south of the neighborhood, or browse the collection of books, movies, music and games at the Charlotte Branch Library. For sightseeing, the Genesee Lighthouse was built in 1822 and is considered a historical landmark, with a museum that shares the history of the Charlotte area. After the sun has set, residents have plenty of nightlife to keep them busy. Tropix nightclub and venue features multiple stages for live acts and hosts events like karaoke. On Wednesday nights from June through August, the Concerts By The Shore program holds live music events at Ontario Beach Park.Leadership skills and college prep
The Rochester City School District serves students living in Charlotte. Young students may attend Rise Community School 106, an elementary and middle school that emphasizes leadership among students and has a C-minus Niche grade. Older students can attend Northeast College Preparatory High School, which offers an 11:1 student-to-teacher ratio and receives a C Niche grade. In the northern neck of the neighborhood is Holy Cross School, a private Catholic school for students in kindergarten through sixth grade. As of Spring 2024, the district is undergoing a reconfiguration plan that may alter the attendance zones for the neighborhood for the 2024-2025 school year.
Lake Avenue connects to downtown
Lake Avenue runs north to south through the neighborhood from the Ontario Beach shoreline into downtown Rochester. Busses run up and down the road, connecting residents to other Rochester attractions. In an effort to foster an environmentally conscious community, Charlotte provides residents with bike shelters and electric car charging stations. In the northern part of the neighborhood, Lake Ontario State Parkway runs west along the New York coast, and US Route 104 is just south of Charlotte.
