PLEX comes with an older housing stock of Cape Cods, colonials and bungalows. The neighborhood is shaped as a long strip running across the Genesee River, and most residential roads branch off South Plymouth Avenue. The colonials here “tend to be older homes and are commonly found on Plymouth Avenue," while "you'll find more Cape Cod homes on Exchange Street,” says Nathaniel Ellison, the broker and owner of House is a Home Realty, specializing in the Rochester area for over 16 years. In 2024, the median sales price in Rochester neared $230k. In Plymouth-Exchange, however, home prices generally range from $25,000 to $200,000. Many single-family houses here are sold as-is and may need renovations and repairs. Newer multi-family duplexes and apartments, including developments like Carlson Commons and Riverview Apartments, are popular among college students who live off campus while attending the University of Rochester, which is within walking distance. Walking down the streets of PLEX reveals its distinctly urban-suburban feel: a mixture of compact, gridded streets with consistent sidewalks and modest lawn space. Some homeowners have private parking in detached garages or driveways, while others rely on finding street parking spots. There are also downtown skyline views from the rolling hill where South Plymouth Avenue sits.

The Genesee Riverway Trail allows pedestrian access to Downtown
“More is being built around the Genesee River. The neighborhood is building up the river with walkways and bike paths,” says Ellison. One of the newest renovations in PLEX has been the completion of the Genesee Riverway Trail, which offers riverside views across 24 miles of mostly paved pathways through the city. The ROC the Riverway initiative began in 2018 and included a multimillion-dollar investment to improve and develop Rochester’s waterfront parks. A quick walk across the river from PLEX leads to Bausch and Lomb Riverside Park, a small green space with benches and an overlook with sweeping vistas of the river and downtown Rochester. A mile southwest is Genesee Valley Park, which stretches across 800 acres of land and is popular for outdoor activities like golf, river kayaking and cross-country skiing in the snowy Rochester winters.

Westside Farmers Market is in neighboring Genesee Jefferson
From June through October, the Westside Farmers Market offers fresh, local foods while connecting farms to a lively urban market a couple blocks west of PLEX. This market also features a musician each week and has free kids’ activities. For those who want to discuss issues or request improvements to the community, there’s the Plymouth-Exchange Neighborhood Association, which meets once a month and encourages people from the nearby neighborhoods to come meet and engage with neighbors.

Rochester Early College International High is unique in the district
Plymouth-Exchange falls under the South Zone of Rochester City School District, so kids have a choice of nearby schools like School 19 Dr. Charles Lunford, rated a C-minus on Niche and teaching kindergarten through eighth-grade students. Then there’s Rochester Early College International High School, rated a B-plus and the only school in the district with an early college program. It allows students to take college courses at Monroe Community College campus to fast-track their postsecondary journeys.

Commuters can quickly reach downtown after a 2-mile drive north along Exchange Boulevard as well.
