Two miles northwest of Downtown Rochester, Upper Monroe offers early 20th-century architecture, modern convenience and easy access to some of Rochester's best green space. Upper Monroe's quiet streets are lined with sidewalks and shaded by mature trees. "It's a good mix of urban and suburban," says Roxanne Stavropoulos, an associate broker with Howard Hanna and more than 16 years of experience. "It's just got a great vibe, and people love to live there." Most homes were built in the early to mid-1900s. "American Foursquares are pretty common there, with chestnut or gumwood trim, fireplaces and just all sorts of wonderful things," Stavropoulos says. Colonial Revival and Craftsman homes are also typical. Covered porches and detached garages are common. In the southern half of the neighborhood, you'll also find split-level and ranch-style homes along more wooded roads.
Many properties have been converted into multifamily homes, and renters make up the majority of residents here. "The mix of housing in Upper Monroe leads to higher renters compared to Swillburg," says Andrew Hannan , a Rochester local and Realtor with Keller Williams. Prices typically range from the lower $100,000s to the mid-$400,000s. The median sale price sits in the mid-$200,000s, lower than in nearby neighborhoods like Cobbs Hill and Park Avenue.

Understanding Rochester's school choice program
Upper Monroe is part of the Rochester City School District's South Zone. Families may choose an elementary school within their assigned zone or a citywide school. Secondary schools are always citywide. Pinnacle School No. 35 teaches pre-kindergarten through sixth grade and is within walking distance of many homes.

Upper Monroe is walkable, bike-friendly and lined with Regional Transit bus stops. "The buses run down Monroe Avenue at a fairly regular pace, usually every 15 minutes," Hannan says. Interstate 490 leads to downtown.
