Old house lovers will find fixer-uppers and renovated cottages facing the Mississippi
At the turn of the 19th century, Greenbush’s homes connected directly with the people living there. Chicago Workers Cottages sprang up because they were quick to build for scores of immigrants who arrived to erect railroads, streets, bridges and more. Not far away, Queen Annes and Colonials overlooking the Mississippi River housed the industrialists who employed them.
Today, in the 200-acre neighborhood less than 2 miles from downtown Rock Island, buyers seek out Greenbush homes in a variety of styles and vintages for their “architecture, history and heritage,” says Michael Rebitzer, a Realtor with Quad Cities Iowa Realty and a Quad Cities resident for 25 years, adding that "old-house lovers can easily find the home of their dreams for a very competitive price.''
While partially industrial, Greenbush is also home to Quad City Botanical Gardens and is close to Sylvan Island, a 37-acre park accessible by a pedestrian bridge.
Early 20th-century homes face the Mississippi
Greenbush has two distinct parts. The northern third, which fronts the Mississippi River, features industrial and commercial operations and the botanical gardens. The region's Great River Trail also traces the river here, often alongside railroad tracks.
South of Fifth Avenue, residential properties become more prevalent. The nearly 50-block neighborhood was built in the early 1900s. While about 60% of homes are rental properties, buyers will still find plenty of narrow, 1-1/2-story Chicago Workers Cottages, from $45,000 to $80,000. One-of-a-kind historic Queen Anne homes from 1909 have recently sold for around $125,000. Two-story duplexes have sold for about $180,000. Many streets have paved sidewalks with hardwood trees. Most homes are set back from the street to allow for small front lawns and larger backyards.
The city provides programs for work readiness, a food pantry, a blanket giveaway and flu shots. The neighborhood association, Greenbush Neighbors, sponsors a local fair that draws hundreds of people each year and a community garden, trunk-or-treat at Halloween, and holiday potlucks.
Ribs, beer and a Viking Challenge
The neighborhood doesn’t have much retail but is close to essentials such as Hy-Vee grocery store and DG Market. Restaurants and pubs dot 24th and 30th streets, including local favorites such as Jim’s Rib Haven. Brandon’s Pub & Grille has a selection of 14 beers on tap and serves paninis, wraps and burgers. The eatery's Viking Challenge invites guests to eat a four-patty, two-pound burger with eight strips of bacon, six slices of cheese and a fried egg, along with a pound of fries and a drink in 35 minutes or less. Winners don't pay, are awarded a special hat and T-shirt and get their name and photo on the Wall of Fame. Those who can't accomplish the feat have to pay $42.69.
Wake Brewing specializes in craft ales and uses classic techniques to make two dozen kinds of beer. The closest multi-store shopping location is 3 miles south of Greenbush, SouthPark Mall. Its anchors include Von Maur, Dillard’s Clearance Center and JCPenney.

Helping preserve the local wetlands
Next to the Quad City Botanical Center, the Quad City Conservation Alliance Expo Center hosts annual events in its 60,000-square-foot venue. The non-profit organization works to preserve local wetlands while educating the public and promoting conservation efforts. The club has donated more than $2 million to local conservation programs since 1984.
Electives keep students engaged
Students can attend schools in the Rock Island-Milan School District Number 41, which has a B-grade from Niche. Longfellow Elementary is C-graded by Niche and is one of Illinois’ 50 most diverse public schools. It hosts annual events like Books and Bowling, Cookies with Santa and Field Day. B-minus graded Washington Junior High focuses on 7th and 8th grades. It offers Project Lead the Way electives for students interested in engineering careers. Rock Island High has a B-minus Niche grade and provides college preparatory and vocational curriculums. Its recognizable Art Deco-style building is called Rocky by locals.

Botanical beauty along the Mississippi River
The Quad City Botanical Center has welcomed visitors on the Mississippi River waterfront since 1998. It features almost a dozen gardens, a goldfish pond, an educational greenhouse and a rare conifer collection. Visitors enjoy a variety of tours, including self-guided options, a chocolate tour and another through the Sun Garden, an indoor tropical atrium. A gallery displays rotating art exhibits, and the center hosts Winter Nights Winter Lights each year from mid-November until January. During the event, the venue is decorated in more than 225,000 glittering bulbs.
Sylvan Island, reachable by walking or cycling across a bridge from Sylvan Island Gateway Park, is less than 2 miles from most of the neighborhood. It's city-maintained and known for its trails, fishing spots and historic landmarks, such as two former industrial sites, which are now in ruins. Gateway Park is a stop along the Great River Trail, which winds along the river and connects to other trails on its 35-mile run through the Quad Cities.
Webber Park is an eye-catching, historic city park with stone steps, riverfront views and open space perfect for dog walking. A rock playground and massive trees beckon kids to climb on them.
Across the Mississippi in Davenport, Centennial Park overlooks the river as one of the region's centerpiece parks. About 3 miles from Greenbush's farthest corner, it's a site for all kinds of scheduled events. “There are plenty of concerts in the summer at Centennial Park,” says Rebitzer. “From the 4th of July fireworks and the Big Blues Festival to Pops in the Park, the riverfront is a hopping with musical and family-friendly events.”
