Hot Rockford market

While Rockford is 90 miles northwest of downtown Chicago, people are starting to pay more attention to the Rockford housing market. “I’ve been flooded with calls with people wanting to move from Chicago because of the increasing property taxes, and they’re looking at Rockford,” says Mike Lunde, a real estate investment professional at Gambino Realtors with 22 years of experience. “A neighborhood like Palmwood is getting attention.”  Some areas of Cook County in Chicago saw higher property tax increases for things like libraries and park districts. The neighborhood is three miles east of downtown Rockford, allowing access to the Rock River and other attractions with the bonus of Highland Park, located within the neighborhood.

Mid-20th century Palmwood houses

Ranch-style and Cape Cod houses built in the 1950s and 60s comprise most of the housing stock in Palmwood, with some dating to the 1920s. They sell for between $150,000 and $300,000. “There are pockets where houses are on a quarter acre,” Lunde says. The property tax rate for the zip code that includes Palmwood is around 3% of the property’s assessed value.

The neighborhood is a low-crime area, with a 3 overall score on the CAP crime index scale, below the national average of 4.

Highland Park is part of a summer program encouraging playground activity

In addition to its park, Palmwood is also close to attractions along the Rock River. Highland Park has two tennis courts, a baseball diamond and a playground that is part of the Time2Play neighborhood playground program put on by the Rockford Park District. Throughout the summer, on weekdays from 9 a.m. to 1 p.m., the program invites kids to visit the park, meet new friends and be active. Anderson Japanese Gardens is a 12-acre facility with several waterfalls, ponds, and a Japanese-style tea and guest house. It’s also the site of Tuesday Evening in the Gardens, a summertime concert series starting the day after Memorial Day and lasting weekly through the end of August. Also, on Tuesday nights from May through October, a food truck rally occurs by the Rock River at the Nicholas Conservatory and Gardens, a tropical-based botanical garden with over 11,000 square feet of plants and trees.

Popular “pamcake” restaurant on State Street

Shopping and dining options are available within a mile of the neighborhood. On East State Street, Johnny Pamcakes, a name derived from combining the names of owners John and Pam Lack, has been serving breakfast all day and other diner food since 2008. A block west at the corner of East State Street and Fairview Boulevard, Laymon’s BBQ's food truck smokes meat and barbeques sausages. Rivera’s Fresh Market is directly across the street, a grocery store specializing in Mexican ingredients and spices. The supermarket has a hot bar and a taqueria inside. Groceries are also available at Schnucks in the Rockford Plaza Shopping Center, which is a mile to the south.

Rockford School District 205

Neighborhood students are zoned for Maud E. Johnson Elementary School, which gets a C on Niche. Abraham Lincoln Middle School will celebrate its centennial in 2027 and is rated a C-minus. It has a 16-to-1 student-teacher ratio. Rockford East High School students can focus on a career in engineering by participating in the Production Academy, which emphasizes designing, prototyping and building. Rockford Christian School is a private option serving students from preschool through 12th grade. The Lower-School campus serves students from preschool through fourth grade, while the Upper-Level campus houses the rest. The school gets an A-minus.

State Street has public bus stops

Palmwood is a car-dependent neighborhood. While some of the streets have sidewalks, those who depend on public transportation can catch a Rockford Mass Transit District bus on State Street, where an eastbound route will lead to the UW Health Swedish American Hospital 2 miles and a mile farther east is downtown. It’s about a 20-minute drive to Chicago/Rockford International Airport, 8 miles away. O’Hare International Airport and the northwest suburbs of Chicago are 70 miles east and accessible via Interstate 90.
