Most houses are from the 1900s, with Victorian, two-story bungalows and farmhouses being the most common, and some are multi-family units. “Young people are attracted to this neighborhood, and a lot will buy an old house and turn it into an Airbnb,” Holen says. Homes that need renovation are priced between $50,000 and $100,000, while houses spruced up range from $100,000 to $200,000. Most duplexes are divided into two units, with two bedrooms and one bathroom each.

State Street businesses
The neighborhood is very walkable, and a house in this neighborhood could be accessed from State Street and the locally-owned shops and restaurants that are located there. Abreo has been open for 15 years and serves upscale food in a hip, transformed old building. Eating at the bar or on the outdoor garden patio is an option. Every Wednesday, the restaurant does its popular Dive Bar night, featuring a special gourmet burger. Wired Café is a quaint coffee shop with limited indoor seating and outdoor options for warmer weather. Occasionally, during the summer, the coffee shop hosts Karaoke Lunch Break in the alley by the store from 11 a.m. to 1 p.m. It’s an event where coffee gives you the courage to sing in front of a crowd of people on lunch break. Spafford Square is a collection of locally owned shops like Weekdays Social Club, a high-end sneaker and clothing store owned by a Rockford businessman and his partner, NBA player and Rockford native Fred Van Vleet. Just off State Street is the Rockford City Market, running from May through September on Friday evenings with live music and vendors selling food and other goods. Schnucks is a grocery store in Rockford Plaza Shopping Center 2 miles east.

Oldest Catholic church in Rockford
Renovations are to be completed in the summer of 2024 after a lightning strike in 2022 heavily damaged the St. James Catholic Church, which has been at the 2nd Street location since 1867. Congregants have been attending Masses at a nearby smaller building. St. James is the oldest Catholic Church in Rockford, beginning in 1853. Trinity Lutheran Church started its congregation in 1895 - the current church building was dedicated in 1900.

Students in Prairie Hill have the option of attending schools in the Rockford Public Schools District 205. Bloom Elementary School has a 16-to-1 student-teacher ratio and a C overall grade on Niche. Eisenhower Middle School gets the same C, and Guilford High School gets a B overall Niche grade. Students at Guilford can take Park Academies & Pathways, allowing them to choose a potential career pathway and take classes starting their sophomore year that provide real-world experiences in that chosen field. All Saints Catholic Academy is close to St. James Catholic Church and is a prekindergarten through eighth-grade private school with a Catholic-focused education.

Attractions by the Rock River
The Prairie Street Brewing Company opened in the old Rockford Brewing Company building in 2013. The building dates to the mid-19th century. With this next iteration of the building, the original name had to be changed because another company in Michigan trademarked Rockford Brewing Company. Prairie Street Brewing Company uses solar and geothermal energy in brewing, has a full food menu and is available for weddings and private events. The Riverview Ice House offers ice skating lessons for all ages and instruction on playing hockey for kids as young as 3. There are also public skating sessions available. This is also a stop in the Cheap Trick Fan Trail put on by the City of Rockford. The rock band that was popular in the 1970s and ‘80s is from Rockford, and the trail includes some of the places where they’ve played or enjoyed in the area. The band was the headlining act at a 1977 concert at the Ice House.

Playground revitalization happening at Haight Park
Haight Park will be open during the summer of 2024 while the playground equipment is being refurbished. Students at nearby All Saints Catholic Academy voted for their favorite playground components, and the new equipment should be ready by the time school starts in the fall of 2024. The park is located south of the school and is laid out in a square shape with diagonal walking paths that lead to the middle, where there is a gazebo.

The bus leads to downtown Rockford
Public transportation options are plentiful, with Rockford Mass Transit District bus stops on some of the main east-west roads like Jefferson, State and Walnut Streets going across the Rock River into downtown Rockford, to attractions like the Coronado Performing Arts Center, which has concerts, orchestra performances and comedy shows. BMO Center has more concert opportunities and minor league hockey with the Rockford IceHogs, a minor league affiliate of the Chicago Blackhawks. The bus also can take customers east on State Street by the UW Health Swedish American Hospital.
Rockford Mass Transit District buses run west into downtown.
A trolley runs right alongside the Rock River Recreation Path for convenient transportation.
