Eden Orchards is known for its vast farmland, large homes and recreation along the nearby Umpqua River and Callahan Mountains. “The area has some of the most desirable land in Douglas County,” says Ryan Fox, a Realtor with Berkshire Hathaway HomeServices Real Estate Professionals with more than two decades of experience in Roseburg. The neighborhood is 10 miles from downtown Roseburg, where most people go for grocery hauls, weekend activities or daily work commutes. “Recreation is the big thing here since it’s close to a lot of activities – the mountains allow for hiking, biking and four-wheeling,” says Paul Haddock, a Realtor with Keller Williams Southern Oregon-Umpqua Valley who has been selling homes for three decades. The median home costs price is $307,000, and Haddock says he doesn’t see many first-time homebuyers in Eden Orchards. “It’s for the step-up buyers,” he says.
Ranch-style homes starting at $300,000
Ranch-style and manufactured homes are priced between $300,000 and $400,000, depending on the number of rooms and acreage. Custom contemporary homes built in the late 1990s with stone detailing can cost more than $1 million. Haddock says most homes have at least two to five acres. “You can find bigger, up to 100 acres, but it’s not the norm,” he says. “Either way, you won’t find any subdivisions.” Properties have woodsy backyards and long, paved driveways leading directly to the road. People often get their steps in by walking around their yards, which can have gardens, fruit trees and barns.

Playgrounds at River Forks Park and private golf memberships
The North and South Umpqua rivers meet at River Forks Park, a green space with two playgrounds, picnic spots and a pavilion area about 10 miles outside the neighborhood. People also visit Stewart Park in downtown Roseburg for its sports fields, walking trails and the Douglas County YMCA. Roseburg Country Club is a nearby private, 18-hole course with memberships starting at $215. Since the mountains are close, people like to hike at Longs Ranch 13 miles north. Hikers can walk through the woods and enjoy sprawling views of the mountains.
Choosing careers at Roseburg High School
Children can attend Melrose Elementary School, which earns a B-plus from Niche. Kids may advance to John C. Fremont Middle, which earns a B-minus, before moving on to B-rated Roseburg High School. Fremont Middle has a well-known band program that participates in annual events like the Oregon State University Band Festival. Roseburg High has one of the largest career and technical education programs in Oregon, with nine pathways for in-demand jobs. Umpqua Community College is 15 miles away, and Melrose Christian School is the nearest private school option for middle and high school students. The nearest church is Melrose Community Church about 4 miles away; others in downtown Roseburg include Redeemer’s Fellowship and St. Joseph Catholic Church.
Getting around on Melrose Road
Melrose Road leads people to downtown Roseburg and Interstate 5, a major highway on the west coast. Eden Orchards does not have access to public transportation, and Mercy Medical Center is the nearest hospital 4 miles away. The domestic-only Eugene Airport, which offers seven airlines, is 84 miles away, while the Portland International Airport is 190 miles away.

Melrose Country Store is a convenience store that sells to-go items and a small selection of clothes. Downtown Roseburg has many supermarkets, including Fred Meyer and Safeway. A lot of the land near Eden Orchards is used for vineyards. “There are so many, they’ve put a wine tour through the area,” Fox says. Roseburg-area wineries include Melrose Vineyards, which hosts tastings inside its barn, and Hillcrest Winery, which also has a rustic feel. Stewart Park hosts summer events like Music on the Half Shell, a free, six-week summer concert series performed every Tuesday, and Graffiti Weekend. This three-day car show attracts thousands of people annually in July.

Oregon wildfire season
The area is prone to burning during wildfire season, which happens between July and October of every year. Fox says Roseburg City has a well-regarded fire agency with helicopters ready at a moment's notice in case of fire. The state insurance regulator requires wildfire coverage in every homeowner's policy, and people are advised to clear wood and pine needles at least 30 feet from their properties for prevention.
